Tenant may not sublet or assign this lease without written consent from the landlord. The landlord may enter the premises with proper 48 hour notice for inspection, repairs, or emergencies. Failure to pay rent or comply with lease terms may result in termination and legal action as permitted by state law. At the end of the lease term Lease automatically converts to month-to-month. A 30 day notice is required for termination of tenancy.
