Renter is responsible for all utilities. Propane must be filled to the same level it was at the day you moved in for example if you moved in and the tank is at 75% then the day you move out it must be filled to 75% at your expense. Water is a flat rate of $1200 a year as long as you don't use over 20,000 gallons if so then there is an additional charge. For this size of house, you won't use over the allotted gallons. Electricity all depends on your usage. We would like a minimum credit score of 660, but this is negotiable. We just want to make sure we get a quality renter in to take care of our home. 4x4 or AWD is mandatory. Winter driving conditions can be challenging. It is a good idea to have some sort of traction devices on you in the winter like chains or snow socks. It is beautiful up here, but we do get significant snow fall. There is a snowblower at the property that you are welcome to use. The last tenant used it all winter to keep the driveway cleared and said it worked great. There are plow guys that will clear the driveway for you at your expense if you would rather do that.
