Modern Rustic Family Cabin. Relaxing Steam-shower!
This chill cabin in a quiet neighborhood is nestled in a canyon. 6 min to grocery store, 12 min downtown & hot springs. 1 minute from hiking/mtn biking trail ("Gate 5" is located just 1 minute away). Recently updated (new flooring, windows, trim, tile showers, concrete kitchen counters + backsplash). GREAT internet- recently got Starlink- no complaints since.

Cabin tucked in the woods- remodeled this past year. Very family-friendly, quiet neighborhood-great for walks with kids/riding bikes any time of day(20-30 min loop). 5 min to store, 12 min to hot springs, downtown, & river walk.

Master bath w/ modern, dreamy steam shower- fits 2 people side by side. Heaven! Large canopy covered deck- soak up the sun & enjoy music via deck speakers. Large back yard + green belt, great for kiddos to play, easy for parents to watch. Backs to game trail- see deer daily.

The house is a great open space for entertaining, large open kitchen, breakfast bar, dining table (seats 8), and space for eating on the back deck as well. We love coffee on the back deck in the early morning or beer/wine in the evening as the sun goes down (maybe with the kids playing & running around). The back yard is a grassy area. Throw the football, play in the sprinkler, grill (gas), or just lounge. Great open space!

Inside the house, 1700 sq ft- it's easy to gather as a group in the living room or kitchen as well (or both). With 2 reclining couches, several people can easily relax and watch a movie, laugh at stories or listen to music in the living room while the other group of people mingle in the kitchen. Games, puzzles, Magna Tiles & Lincoln logs are in the entertainment center. We have an Apple TV (and smart tV) to stream a movie, news, etc. Also available is indoor/outdoor (patio) sound system with adjustable speakers in the living room, back deck, & kitchen. The port to plug your phone/iphone is located by the TV.

The kitchen is also another great space to congregate. Some prefer to talk and snack, and there's ample space to stand, cook, prepare, drink a glass of wine, or sit at the breakfast bar while chatting. This is what the typical social gathering at our house looks like; some in the living room, some in the kitchen, and kids running to and fro, inside and outside, between the two groups. High chair available to clip on the breakfast bar or table (located in closet in the bunkbed room).

The bunkbed room has 2 full beds with comfy memory foam mattresses. The weight limit on the top is for 1 person, however the bottom bed is good for 450 lbs. There's a changing table in this bedroom as well (help yourself).

Please be aware that the stairs on the back deck do not have a baby gate. Parental supervision highly recommended if the little ones are not yet fluent with stairs.

Lease June 1- Aug 1, month to month after, if discussed previously with landlord.
No smoking of any type allowed, inside or outside.
No pets allowed- sorry, been there, done that.
Monthly bills added onto rent- will send bills at the end of each month.
Renter responsible for mowing/watering lawn, if desired. Mower located on property.
Renter will need to pay for cleaner at the end of stay.
Applicant has the right to provide the landlord with a Portable Tenant Screening Report (PTSR), as defined in §38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides the landlord with a PTSR, the landlord is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for the landlord to access or use the PTSR. The landlord may limit acceptance of PTSRs to those that are not more than 30 days old. Confirm PTSR requirements directly with the landlord.
