Lease Terms

* Lease Term: 12-month minimum lease, shorter terms available as determined by landlord.
* Occupation: All occupants over 18 must be on rental application. No more than 4 adult occupants without landlord approval.
* Rent: Full rent is due on the 1st of every month. Failure to pay within 5 days will result in a $50 late payment penalty.
* Utilities: Tenant is responsible for all utilities, including electricity, water, and sewer. Trash (every week) and recycling (every other week) pick up is by the city and is included. City does bulk pick up weekly.
* Renters Insurance: Renter required to maintain active renters insurance upon occupation.
* Pets: Up to two dogs are allowed with landlord approval.
* Pet requirements: Dogs must be house-trained, non-aggressive, and kept under the tenant's control. Tenant is responsible for any pet-related damage or cleanup.
* Pet Fee: $250 one time
* Security Deposit: One month's rent - $2500
* Smoking: No smoking inside the property.
* Lawn Care: Landlord will contract for bi-weekly mowing and leaf removal. Tenant may do additional routine lawn care/maintenance as desired.
* Application: Rental application, income verification (3x monthly rent), credit (625+) check, background screening, and rental history verification required.
* Availability: Available October 1st, 2026 for qualified applicants. All lease terms subject to the final written rental agreement.
