Description

Welcome to Wakefield! One of Athens's most sought-after neighborhoods. This includes a prime location: only a 2-minute drive from UGA Veterinary Clinic, an 8-minute drive to downtown and UGA, 5 minutes away from Kroger, Publix, Walmart, and tons of restaurants and businesses the Eastside offers! Purchase as your investment or your dream home. With a rent rate of around $2200 in the neighborhood, you won't regret this one! You'll find this home in a culdesac towards the back of the neighborhood, far away from noise and traffic. The best part about this home is you can rest assured you won't spend money on maintenance once you move in since all the main components are new and in good working order. The roof is metal with a 50-year life span, the water heater is tankless and doesn't run out of hot water, and the HV AC systems were replaced shortly before the seller moved out. Walk through the front door, and you'll be greeted with high ceilings in the living room. Look straight ahead, and you'll see your kitchen with stainless steel appliances, including a Whirpool refrigerator and dishwasher. Walk to the right of the kitchen, and you'll find your formal dining room. With easy access to the backyard from the dining room, you can take your guest out back and grill out this summer! Come back in and head upstairs. In the hallway, you'll find your shared bathroom and master bedroom on the right side and two bedrooms the the left. In the master bedroom, you'll notice you have high and tray ceilings. For extra comfort, the seller added a washer and dryer connection in the master bathroom to avoid going up and down the stairs with your laundry. The garage comes with a separate heating and cooling system, so you can use it as a garage or extra living space. Schedule your showing through your realtor or reach out to the listing agent for a video tour available on Youtube. OPEN HOUSE SUNDAY APRIL 21 FROM 2 - 4 PM

"Barber street is usually covered in plastic cups from Greek rich kids parties. They also think it’s fine to just congregate in the streets and park like Barber is their driveway. But I do love boulevard and surrounding area. Have lived in this area for 17 years. I hear the school district is great. And being able to walk to downtown is fantastic."

"More and more people are living here but the roads are staying the same size since the past 30 years. Traffic can be horrible going to work in the morning, and getting off work, from 4pm to 6pm, forget going anywhere. Depending what part of Athens you’re in, will effect your view on Athens. There’s a poor lifestyle and there’s a wealthy lifestyle to this town. Slowly Athens is updating its lifestyle to fit wealthy families. It sure is a college town, and traffic is much better once the college students are out of town. I’ve lived here my whole life so I know where to go and where not to go. I’ve seen girls/college girls out walking in places they shouldn’t have been walking (out of town ppl don’t know any better) but they think since it’s a college town it’s ok, and that’s where they’re wrong. Overall nice town but way too crowded. "

"Our current neighborhood isn’t that great. There’s not a lot of courtesy that gets displayed between residents, it’s in a sketchy part of town, and there have been a few crimes that have occurred here in a short amount of time. Would not recommend raising your children here. Also the public schools are terrible."
