The unit has a small private patio with some planting space, and parking for 2 small cars. No big trucks please, as both street and parking area are very narrow. There is no street parking. The unit has 4 closets, a big bathroom cabinet, and a small storage room for tenant use. Appliances are updated and include range, microwave, dishwasher, small washer-dryer combo, fridge and dual HVAC system (maintained every six months). New custom blinds throughout unit. Electricity (solar) is included in rent. New roof and skylight (2021). One small to medium-sized dog considered. Equal Housing Opportunity

* Please no cigarette or tobacco smoking anywhere on premises. No vaping anywhere on premises. 420 ok.
* Please no large parties as families with small children, as well as landlord, reside nearby.
* Parking for 2 small cars is included in the rent, one space is covered. Please no large trucks as street and parking area are very narrow, and the pavement easily develops potholes. No additional parking is available. There is no direct street parking, but street parking is available 1/2 block away.
* Tenant provides access to HVAC system every six months for maintenance. Tenant is responsible for providing air filters for HVAC system on a regular basis (every 1 - 2 months). Air filters are inexpensive and available nearby. Repair needed to HVAC system due to poor filtration will be billed to tenant or subtracted from deposit. More than one such repair is grounds for termination of the lease. Equal Housing Opportunity
