The 1 bath, 1-bed room spacious rental property is located in a very safe, great neighborhood, with an elementary school less than 1 mile. Completely remodeled.
Cherry wood cabinets. On-demand hot water system supplies endless hot. Walking distance from the outdoor swimming pool. Beautifully landscaped sunny backyard.

The rental unit is a 1-bath, 1-bedroom, spacious 780 sqft rental property with self-entrances in the back of the house, it is a unit on the first floor of a split-level single-family house There is a renter living on the upper floor with different front entrances.

There is plenty of parking in the residential-neighborhood street next to the house. The Bathroom, kitchen, dryer/washer, refrigerator, electric stove, and dishwasher are all inside the unit, nothing is shared with another renter. All appliances are relatively new.

The kitchen has a large granite counter and with cherry cabinets.

A $50 nonrefundable application fee per person is required for all 18+ people living in the unit for a background check that includes a credit check, criminal records search, eviction verification, past tenancy verification, etc..., ABSOLUTELY NO eviction history.

$1295 a month plus $300 a month for water, sewer, electricity, gas, garbage. ALL UTILITIES INCLUDED. So the total is $1595. the second person will be charged an additional $100 utility fee / per month.

The wood burner is not intended to be used as we have central heating system by the heat pump providing heat in the winter.

Good credit history is required for each applicant and a minimum credit score of 660 is required.

Verifiable gross income requires the most recent pay stubs, proof of income,
and bank statements to support income (3 times of rent) and reserve (4 times of rent) criteria and W2 prior year. Two references are required from current and past rented landlords.

Absolutely no smoking, vaping, or drug use of any type is allowed.

We accept one or two persons only.

Pet-friendly property, Pets are allowed case by case, pets' refundable security
deposit will be $500/per pet, and small pet rent $50/per pet/per month, larger pets between $50IB to 100IB $100/per pet / per month, and pets above 100IB $150/ per pet / per month.

Non-refundable $500 move-out carpet cleaning fee is required at the time of lease signing.

$100.000 coverage Renter insurance is required prior to move-in.

Must pay for the first month's rent($1595), last month's rent($1595), and refundable security deposit ($1595) upon signing the lease.

No applications are accepted before all adult tenant(s) have toured the property in person.

Rental tour is made by scheduled appointment, shoe off is required in the unit.
The ideal lease is 12 months.

Due to safety issues, we do not show the rental unit after 7 PM. And require
you to send a copy of your driver's license, your 3 most recent pay stubs and bank statements before the house tour, we appreciate your understanding.

My only complaint is that there is an excessive amount of speeding on a main road right next to my house & I have contacted the Bothell police NUMEROUS times over the years and they do Nothing about it. I fear it will take a fatal accident before they take action. Kirkland police seem to take traffic issues more seriously. "
