Tenant covers utilities (gas, electric, water, trash). First, last, and security deposit required up front. Pay by Venmo, ApplePay, or ACH. Garage not included in the rental (I use it for storage and to build furniture).

No smoking inside. Pets OK with a security deposit, etc. The yard is fenced and there is a dog door.

Tenant covers lawn and garden maintenance. The garden and yard have a sprinkler system. Tenant must make WiFi available for sprinkler control and garage security).
