Description

Due to Covid we are relocating outside the state for new employment. This unit is available for sublet through the management company of the complex. The monthly rent on the lease is $1835 per month and the lease expires 4/1/2021; 4 months remaining on the lease.

We will cover the first month of rent (December) if you are approved and ready to move in by December 1st. This drops the effective rent to $1,376.25 per month for the duration of the lease through 4/1/2021.

If you take the unit, you will be given the option to either renew the lease for another 12+ months at $1800/month OR the management is also offering to extend month to month rent, giving you the opportunity to extend to a mid-length lease of 6, 7, 8+ months. This is a perfect opportunity for you if you're also in a transitionary state right now and can't commit to a full 12+ month lease.

About the unit: The apartment was renovated from a commercial/retail space into this brand new unit and finished in Feb. of 2020. We are the first and only tenants to have occupied the space, and we have kept it as near perfect as possible. The pictures should speak for themselves.

About the unit:
- 1 Bedroom + Den Unit - 900 S.F. (850 functional S.F.) - See Floor plan attached.
- 1.5 baths - full bath with shower in bedroom, half bath off of the kitchen/living room.
- Gas fireplace (does a great job of heating the main living space if you want to avoid electric heat in winter (we paid ~$125/mo in gas/month this past winter for heat & range cooking).
- Very high ceilings throughout - Approx. 11' in living/kitchen, 10'/11' hallway, 10' bedroom
- Huge walk-in closet - 7'11" x 6'7"
- Den off of the living room - good for office, or a small "guest room" if you have a small bed or fold out couch
- Quartz countertops, gas range, HE stainless appliances, large 'farmhouse' sink, plenty of storage with soft close cabinets/drawers, engineered hardwood flooring throughout.
- Washer/dryer closet with storage
- Med-Large sized pantry off of kitchen
- Custom Wine/Bar shelving built/installed by yours truly. Will leave these in the unit for a small nominal fee.
- All new HE appliances - Gas range/oven, refrigerator, dishwasher, etc.
- Large south-facing 10' High storefront windows in living/kitchen.
- Full window-width 2 way adjustable (top lowers and bottom raises) black-out blinds throughout the windows. They are great as they give a lot of adjustability to let in natural southern light off of Carson street while still being able to maintain privacy if you wish.
- Unit is ground floor off the parking area, so no stairs.
- The unit is VERY quiet. Bedroom is located opposite Carson Street, and the storefront windows are honestly exceptionally quiet considering the street is 15 feet away. Bedroom shares a partition wall with the office, so no neighbors to that side after 6PM.
- Pet friendly complex - cats and most dog breeds (Exceptions for Pitt, Rotties, and a couple others)
- Current rent and deposit includes 1 pet. 2nd pet would be additional $35/mo and $200 deposit.

The unit is managed by Faros Properties in Carson Street Commons. You can see the place and unit under 1 bedrooms - CU 1.
Complex Amenities:
- Parking: You are allowed 1 parking pass per registered vehicle for each tenant. Currently we have two, they would essentially transfer to you if you have 2 cars, but paperwork will go through management.
- Street parking is FREE all day every day on 26th Street
- All other meters are off from 6PM to 8AM. They are also phone app operable to pay from bed in the mornings. If you get home and can't find a parking spot (has not been an issue for us yet this year).
- Optional single unit Garage units for $150/mo
- Optional single unit Garage + 2nd reserved parking spot for $175/mo
- Gym (2 doors down)
- Community Grill Area w/ tables, seating, lighting, 2 gas grills.
- Mail Room - All package deliveries get sorted through the office (right next door to unit).

Requirements for application:
- You will be applying through the management of the complex, but we will be answering this ad and showing you the unit to sublet our lease.
- Faros Properties requires (roughly) a minimum base salary of 3x the yearly rent ($66,060 or higher) for the lease. They will accept a single or combined salary if you're a couple signing the lease together.
- If interested, we will do an initial face time/video tour and then a follow up in person showing.
- The current lease is up May 1, 2021 and you will be given the option to renew the lease once it expires.
- You will pay the deposit ($700) for the unit to us prior to move-in
- You will pay rent ($1,835.00) directly to the management company moving forward (January 1st).
- You will be required to setup renter's insurance for the unit/personal property per Faros Properties for the unit, it is ~$100/year.
- You will sign up to take over utilities upon taking over the lease.

- Application fee is $50 for the background check, etc.
- We will conduct a quality/damage assessment with the management prior to your move in to ensure no pre-moving damages go towards your deposit.

- We will have the unit ready for December 1st, 2020, with the potential to move in the weekend prior.

If you have a dog or dogs, there are a ton of them with great owners in the complex. Our dog has gained many friends for herself and us over the last 8 months. We will be missing them. The unit has a good mix of college and young adult occupants.
