1. We perform a background check, credit, criminal, and eviction history on ALL applicants. A credit score of 650 is required.
a. Bad credit may be grounds for denial. Exceptional rental history can be a determining factor in acceptance or denial of application when dealing with poor credit. No open bankruptcies.
b. An eviction history with a current balance on previous accounts will be denied. Any eviction history, whether balance is paid or not, may result in application denial.
2. Allowance or disallowance of pets will be decided at property owner's discretion. "Support or service animals are not considered pets and appropriate documentation will be required".
3. Allowance or disallowance of smoking will be decided at property owner's discretion.
4. Income requirements: Verifiable income of at least 3 times the monthly rent with verification. Roommate applicants may use combined income to meet the 3 to 1 qualification requirements.
5. Employment: Six months current employment with verification and stability and/or employment history must have a good pattern if new job.
6. Applicants must have an established rental history. No NSF checks or late fees to a prior or current landlord.
a. Exceptions may be made for both first-time renters or for those moving from home ownership to a rental situation.
b. In some cases a co-signer may be required.
7. If applicants are applying as roommates, denying one applicant will result in all applicants being denied. No greater number of tenants than the unit can accommodate, given the size, number of rooms, bathrooms, etc.
8. All applicants will be informed of their application status: Acceptance or rejection through the email provided on the original application.
9. All applicants 18 years or older must fill out and submit a separate online application.
10. All applicants will pay a $50.00 application fee.
11. If a lease is written the tenant will be required to pay a security deposit in the amount specified in the marketing ad.
12. Additional fees that may occur during leasing period: A late fee of 10% of the rent is charged for payments made after the 5th of the month. There is a $75.00 NSF Fee for any returned funds, and a $300.00 Re-letting fee applies for lease termination.
13. The tenant will be charged a $200.00 Tenant Initiation Fee, which is payable when submitting the security deposit.

    "it's hard to get a rental and they usually only allow one small dog if they allow dogs at all. There are a few dog parks and lots of places to hike with your dogs. There are lots of people with off leash dogs so if you have a skiddish dog it's kind of an issue but most people are responsible and respectful"
