Description

Manufactured home on 5 acres in the Montana Mountains just outside of Kalispell! Enjoy your coffee while sitting on the private deck in the fresh mountain air while watching the whitetail deer and wild turkeys right there on the property. This property offers scenic beauty and closeness to Kalispell.

This 3 Bedroom, 2 Full bathroom house has everything your family will need to experience true country living. It includes a bunkbed room for the kids, 2 Queen size beds, and a sofa bed. All of which will comfortably sleeps 6 people.

The Space
Enter the home into the spacious living room. During the winter, you can enjoy the heat from the wood burning stove while watching your favorite movies or playing one of the many board games we provide. To the left you will find two bedrooms and one full bathroom. The first bedroom contains a queen bed, and the second contains two bunkbeds. The bunkbed room includes a window air conditioning unit for those that decide to stay inside on a hot day. The full bathroom has both, a shower and a bathtub. To the right of the living room, you will find the kitchen, dining area, laundry room, and master bedroom with its own full bathroom. The Master bedroom contains another queen bed and a sofa bed. The bathroom has an extra-large bathtub and a separate shower. The laundry room contains both washer and dryer. The kitchen is extremely well stocked with plenty of pots, pans, silverware, cups, wine glasses, and mixing bowls. There is also a microwave, blender, and dishwasher. The private deck is located right outside the front door and has a charcoal grill, table and chairs.

Access:
Arriving at the House
Once you turn onto Haywire Gulch, the last two miles going up the mountain is a well-maintained gravel road. Any type of vehicle will make it up with no problems in the summer months. However, in the winter, you will need All Wheel or 4-wheel drive at minimum. I would recommend either studded tires or snow chains as there are a couple steeper sections that can get icy in the early mornings before the county comes to sand the road for the day.

Parking and Entering the House
There is plenty of parking in the front of the house. Can easily fit at least 10 cars. Once parked and ready to unload, you can either go up the small steps or the handicap ramp to get onto the private deck. The house has an electronic keypad. You will have the entire house to yourselves. Including the 5 acres of partially wooded property.

All utilities are included in this well stocked, furnished home. Tenant is responsible for snow removal. Tenant must maintain snow removal in accordance with lease agreement; however, we do offer other rental packages that do include professional snow removal services. You will be required to undergo tenant screening and sign a month-to-month lease upon move in. The house is ONLY available from Oct-May.

Options for Renting:
1) Basic Package:
-The pricing that we have listed is the basic monthly price option which includes furniture and all utilities, except for propane. Tenant will have a full tank when they move-in, but they are responsible for additional fills. Security deposit is $3,000

2) Mid-Package:
-Includes everything from option 1, plus bi-weekly housekeeping, charcoal, ice melt, and propane fills every 3 months. Additional fills will be tenants' responsibility. The ice melt and charcoal will be restocked bi-weekly when housekeeping comes. This will be a month-to-month lease at $3,900/Month. Security Deposit is $2,000.

3) Premium Package:
-Includes everything above plus everything we include for our short-term guest. This packages also includes weekly housekeeping, restocking of the included amenities, and professional snow plowing and removal services. This does not include sanding of the private driveway. Every week when housekeeping comes to freshen up the place, they will also restock the wide variety of amenities we provide with this package. These amenities include, but are not limited to laundry detergent, fabric softener, bodywash, shampoo, conditioner, basic spices, coffee, sugar, creamer, cooking oil, toilet paper, paper towels, trash bags, etc. Housekeeping will replace old towels and linens with fresh new ones. Propane will be filled every other month if needed. This will be a month-to-month rental agreement at $4,800/Month. The security deposit is $1,000.

4) Premium Plus Package:
-This option includes everything above plus professional sanding of the driveway and monthly propane fills if needed. This will be a month-to-month lease at $5,600/Month. The security deposit is $1,000.

Fees:
Rentals of over one month:
-Application fee for background check, rental history, credit check, and reference check.
-Security Deposit equal to one month's rent, unless otherwise stated (refundable)
-Pet fee of $175/pet/month (non-refundable)
-Pet deposit of $175/pet (refundable)
-Credit Card fee of 3% if paying by credit card.
-Month-to-Month Rental Agreement required

*Note on housekeeping*
I highly recommend choosing an option with housekeeping. It has proven to be beneficial to both the tenant and owner as this helps keep the house in great condition. This in return increases the chances of the security deposit being returned in full tremendously. If you do not want one of the higher tier options, but you do want housekeeping, just ask and we can get with the housekeeping team to work something out for you.
