You've gotta see this completely unique and inspiring ocean-view property with two structures, one providing income to help pay for your modern beach pad. Main home is a remodeled, 3-level, 3 bedroom, 1865 sqft. home with sun-drenched deck and 180-degree views that cannot be blocked. You'll love the bright, open, top-level living space, which features an elegantly remodeled kitchen with high-end appliances and custom storage solutions. * You cannot. Stop. Looking. At the ocean. All the time. And you'll hear the waves crashing all day. * Your oversized primary suite with gorgeous, updated bath is on the middle level. It features two sinks, tiled shower and a jetted tub. Keep warm and cozy with the custom gas stove heating unit. On the lowest level, two sizable and bright bedrooms share a remodeled bath. The refreshed back patio hosts a private hot tub, rounding out your SoCal lifestyle. The second, separate unit (on Ozone Ct.) is a 2-story 1960s structure with two rental units totaling 1559 sqft. Upstairs unit is 2br/1ba, while a permitted and updated ADU downstairs is 1br/1ba. Each unit is tenant-occupied and produces steady income. Both buildings have newer smooth stucco and new roofs. The main home on Myrtle – a short, quiet street near the new school, Valley Park and just a few minutes' walk to Martha's or the beach – has a new central furnace and is plumbed for A/C. Newer tankless water heater. New solar on the main home (owned), with a zero electric bill. Garage wired with 220V ready for an electric car charger. Kitchen remodeled in 2023, featuring elegant marble counters, custom cabinetry, SubZero fridge, Thermador dishwasher and Samsung Flex Duo range & oven. Power poles are already down in this area, making for pristine ocean views. (You really can't stop looking at and listening to the Pacific, and why would you want to?) An amazing opportunity in the Hermosa Beach Sand Section!

N/AGreatSchools RatingParent Rating AverageAcademics: wouldn’t recommend. Very behind national averages. Spelling program: non:existent Science: amplify: holistic new world application-unable to teach History-just fine Math: Eureka math. Come to school her and plan on tutoring on the Daily. Your child will miss the basic standards of multiplication, long division, addition and subtraction. English: sorely lacking in reading comprehension. School system has no money and depends on all outside funds. You’ll constantly be asked for money. Houses are very expensive in the district. Don’t be fooled. Schools are not good at all.Parent Review2y ago - Hermosa Valley Elementary School

9/10GreatSchools RatingParent Rating AverageMy children had a horrible experience here. Besides lack of academic advancement, everything is disorganized, planned last minute, and we often had no idea what was going on including how to enroll in high school. It is a very old fashioned community, where every adult woman is a "Mrs" and they dont know how to handle divorced parents. It is a wealthy neighborhood so if you do find yourself poor here, they offer little to no assistance for you. Do not enroll here if you have an IEP. They feel they can break educational laws with impunity and your child will not get a decent education. Multiple members of the school board do not even send their children to the schools in this district.Parent Review1y ago - Check out schools near 2435 Myrtle Ave.
