Top floor of this small, 2 unit house in Boulder's most desirable neighborhood. Walk ten minutes downhill to the Pearl Street Mall and fine dining or five minutes west to start the climb up Mt. Sanitas. Enjoy summer evenings on the small deck right out your kitchen door. The kitchen's bold cabinets may put a smile on your face!

Laundry is shared with the downstairs tenant. Gas and electric are shared by tenants. Carpet is clean and in good condition. Paint is also in good condition.

Tenants share snow removal on short public walk in front of house. Parking is on-street/city permit required.

A cat is welcome but no dogs, please.

The typical lease is for one year with term starting in June--apartment is not available before July 1 so this would be an 11 month lease with renewal for 1 year starting June, 2027.
