12 month lease term

Tenant pays for all utilities, lawn care and pest control.

One pet - subject to landlord approval - with a $400 nonrefundable pet deposit.

The following constitute grounds upon which Landlord will be basing the decision to lease the property to you. If your application is denied based upon information obtained from your credit report, you will be notified.
1. Driver's License and Application: A valid and verified Driver's License (or state issued form of Identification) and completed application is required of all applicants over the age of 18 are required.
2. Previous Rental History: Landlord will verify your previous rental history using the information provided by you on the Lease Application. Your failure to provide the requested information, provision of inaccurate information, or information learned upon contacting previous landlords may influence Landlord's decision to lease the Property to you. Applicants are required to have a minimum of 2 years good rental history with no evictions.
3. Current Income and Employment: Landlord may ask you to verify your income as stated on your lease application. Pre-tax Income must be at least 3x the monthly rental amount. Applicants must also provide 2 months' worth of paycheck stubs. If self-employed, you may be asked to provide a minimum of 6-12 months of bank statements, and/or Tax returns. Current and previous employment history will be verified. Depending upon the rental amount being asked for the property, the sufficiency of your income along with the ability to verify the stated income, may influence Landlords' decision to lease the Property to you.
4. Criminal History: Landlord will perform a criminal history check on you to verify the information provided by you on the lease application. The landlord's decision to lease the property to you may be influenced by the information contained in the report.
5. Credit History: Landlord will obtain a Credit Reporting Agency (CRA) report, commonly referred to as a credit report, to verify your credit history. Landlord's decision to lease the property to you may be based upon information obtained from this report. If your application is denied based upon information obtained from your credit report, you will be notified. All bills must be current and no outstanding debts to previous landlords. No bankruptcy in the last 7 years.
6. Failure to Provide Accurate Information in Application: Your failure to provide accurate information in your application or your provision of information that is unverifiable will be considered by landlord when making the decision to lease the property to you.
7. Terms and Conditions: All requested information on the application will be processed and verified then presented to the Landlord of the property who then will make the final decision to accept or decline an applicant's application. The landlord may select a tenant, in a multiple-offer lease situation, based on the rental amount, terms and conditions found preferable to the Landlord.
