Normal wear and tear is expected; however, tenants are responsible for any damage beyond normal wear and tear, including misuse, neglect, or intentional damage. Tenants must promptly report maintenance issues, including any emergencies that could result in property damage. Any alterations or modifications must be approved in writing prior to being made.
A one-time non-refundable pet fee of $250 per pet applies for approved pets. Up to two (2) pets total are allowed and must be pre-approved prior to move-in. No additional animals are permitted without prior written approval and applicable fees. Unauthorized pets may result in a lease violation.
No smoking or vaping is permitted inside the property. Tenant is responsible for any smoke-related damage or remediation costs, including odor removal.
Renter's insurance is required prior to move-in and must be maintained throughout the lease term.
Pool maintenance is the responsibility of the landlord and will be paid at the landlord's expense.
Tenant is responsible for routine pest control.
Subleasing, assignment of lease, and short-term rentals, including Airbnb or similar platforms, are strictly prohibited.
Only approved occupants may reside in the property. No unauthorized occupants are permitted.
Landlord may enter the property with reasonable notice (typically 24 hours) for repairs, maintenance, inspections, or legal compliance.
Tenant is responsible for the cost of replacing lost keys or rekeying locks. Locks may not be changed or rekeyed without prior written approval from the landlord.
All applicants are subject to screening including credit, background, and rental history verification.
Tenant is responsible for excessive cleaning, damage repair, or restoration costs upon move-out beyond normal wear and tear.
