Term 1.
Monthly payment.
The Resident agrees to pay US$2,300 per month, during the first 5 days of each month.

Term 2.
The duration of the contract will be for a period of One (01) Year from the date of contracting or signing the contract.

Term 3.
Payment of rent and/or other charges must be made via: Bank transfer through ZELLE, to MARYORIS COSY -

Term 4.
The transfer confirmation must indicate the month of payment and will be considered a receipt for both parties.

Term 5.
A security deposit equivalent to one month's rent ($2,300) is required to guarantee compliance with the terms of this contract. This deposit will be refunded to the tenant within 30 days of vacating the property, less the following expenses: a) Unpaid rent. b) Cleaning costs. c) The cost of replacing keys and/or repairs to facilities or areas with wear and tear exceeding normal use. d) Any other amount permitted by this contract and applicable law.
If the damages exceed the amount of the deposit, the tenant must immediately cover the additional costs.

Term 6.
Late Payment Fee.
A percentage will be charged to the monthly payment amount (2,300$/M), if there is a DELAY in payment, after the payment deadline (first 5 days of each month), as shown below:
5% ($125): 5 days late.
20% ($500): 5-9 days late.
50% ($1,250): 10-15 days late.
100% ($2,500): more than 15 days late.

Term 7.
The tenant MUST pay for all utilities (water, electricity, gas, internet, etc.) associated with the property, starting from the first day of occupancy. These services must be registered in the tenant's name.

Term 8.
Tenant
Guests staying for more than 15 days at the property, who are not mentioned in the contract, must have written approval from the owner. They can also obtain express consent in advance.

Term 9.
Pet dogs are allowed. They must be small.

Term 10.
Hazardous liquids are NOT permitted on the property.

Term 11.
Parking lot.
The parking areas of the residence, as well as the Garage, will be solely and exclusively for parking passenger vehicles. Cargo vehicles and heavy machinery are not allowed. The parking area is included just within the front limits of the residence and the garage area.
It is not permitted to use neighbors' parking areas without their consent.

Term 12.
Noise.
The tenant agrees not to generate noise or engage in activities (such as parties or gatherings) that disturb the peace and quiet of the neighbors. If gatherings are held on the property, the neighbors must be notified in writing in advance. After 10:00 PM, no noise that disturbs the neighbors should be produced.

Term 13
Of electrical appliances.
The Landlord is not responsible for damage to electrical appliances that the RESIDENT has acquired and in use on the Property.

Term 14
Facility Condition
The RESIDENT acknowledges that he has examined the facilities, accessories, furniture, plumbing, heating, electrical installations, and all the elements that make up the property, accepting that they are in good condition, unless otherwise specified to the OWNER in writing, indicating the failure, defect or problem.
Agreeing to immediately pay the costs of repair and/or replacement of any element of the property damaged by the RESIDENT, and/or guests.
Once the contract is completed, the Property MUST be returned with all the aforementioned elements in good condition. Free of all personal property of Residents.
It is understood that any Holes, Stains, Rips, Burns on any part of the Property that is not part of reasonable wear and tear, is understood as deterioration.

Term 15
Property Alterations.
The RESIDENT WILL NOT alter the conditions of the Property, will not be able to place signs outside the Property, or displays, will not change Locks, will not wallpaper the internal walls of the Property or paint the external facade or any other action that changes the original design of the Property. property without Prior Authorization of the OWNER.

Term 16
Property Maintenance.
Residents/tenants agree to dispose of trash and/or waste in the designated trash container in a clean and orderly manner and are responsible for the proper use of said container.
The resident agrees to pay for the maintenance of drains, pipes, or any other plumbing fixtures that become clogged in sinks, dishwashers, bathtubs, showers, and toilets.
The resident MUST keep the front, yard, and surrounding areas of the house clean.

Term 17
Change of Conditions.
The terms of this contract are subject to change, provided that the RESIDENT requests such changes in writing to the OWNER, providing justification, and the OWNER, after evaluating the request in accordance with MIDLAND's community rules and applicable laws, issues a response to the RESIDENT.

Term 18
Rules to respect.
The RESIDENT agrees to be an exemplary citizen who respects the established agreements, respecting the neighborhood, the neighbors, nature, schedules, and taking care of the house. In addition to maintaining effective communication with the owner of the PROPERTY in anything he considers appropriate.
