All new windows, doors, ceiling fans, city gas furnace (radiator steam heat), water heater (gas), and plumbing. All rooms painted different colors. New carpeting in every room, except bath and kitchen, but including stairs and hallway. All windows are frosted for privacy. Utilities in your name will be water, gas and electric. Carpeted front porch. Small rear porch. No furniture or appliances included.
Quiet area. Security cameras on premises. 24/7 surveillance. Landlord lives on same property. Has washer/dryer hookup in kitchen and 220V electric stove hookup. You supply fridge, electric stove, washer, dryer and air conditioners. Real fireplace no longer used, just for show.
Now the best part for some is that in the lease, the details are as follows: $950 per month with a guarantee the rent stays at that for however long you're there. No increases ever! How many landlords can offer that? Sewer, garbage (including garbage cans), and cable TV included. First months, last months, and security deposit to move in. Total $3900. That's $2000 security (because of all new paint, carpet, windows, doors), $950 first months and $950 last months. IF YOU DON'T HAVE $3900 TO GET IN, PLEASE DO NOT WASTE EACH OTHERS TIME, AS THERE ARE NO EXCEPTIONS TO THIS RULE. If a cat is coming in, $1000 more for security. Totaling $4900. Maybe dogs also for $1000 security. Ask for details.
Month to month from day one, but you must give landlord notice before moving. You only have four bills while living here: Rent, water, gas and electric.

Pets need permission. Again, security deposit is $1000 more, if it's a cat or dog. Immediate eviction if you sneak a pet in, or anyone not on the lease. I live here. I'll know. Not kidding.
