Subleasing, assignment of this Lease, and short-term or vacation rentals (including Airbnb, VRBO, and similar platforms) are strictly prohibited. Pets are permitted only with prior written approval from Landlord and may be subject to additional fees, deposits, or restrictions. Tenant agrees to comply with all homeowners association (HOA) rules, regulations, and community guidelines applicable to the Property and shall be solely responsible for any fines, penalties, damages, or fees resulting from Tenant's, occupants', guests', or pets' violations of such rules. Landlord reserves the right to enter the Property with reasonable notice, except in emergencies, for the purposes of inspection, maintenance, repairs, improvements, or to show the Property to prospective purchasers, tenants, or contractors. Tenant shall maintain the Property in a clean, safe, and sanitary condition and is responsible for routine upkeep, including but not limited to replacing HVAC filters, light bulbs, smoke detector batteries, maintaining cleanliness, lawn care, and promptly reporting maintenance issues. Tenant shall be responsible for minor repairs caused by negligence, misuse, or damage by Tenant, occupants, guests, or pets. Landlord shall remain responsible for repairs related to normal wear and tear and major systems of the Property unless damage results from Tenant's actions or failure to report issues in a timely manner.
