Maintenance: Landlord responsible for major repairs; tenant responsible for minor repairs and regular upkeep including lawn maintenance.

Pets: Pets are not allowed. Tenants will be asked to move out of the home if pets are found to be living in or on the property.

No Smoking: Strictly no smoking allowed inside the property.

Rental Insurance: Though not required, tenant strongly encourged to carry renters insurance to cover possible losses.

Safety: Smoke/Carbon dioxide detectors are installed in the home. A fire extinguisher is also located under the kitchen sink.

Security: Exterior lighting is provided in the front and back of the home. A motion light is also included on the west side of the home. If tenant is interested in installing additional security systems, a request must be made to the Owner before additional electrical systems are installed.

Entry and Inspection: Landlord has the right to enter for inspection with 48-hour notice.

Subleasing: Subleasing not permitted. Additional guests are not allowed to stay in the home for more than 5 days.

Termination Notice: A 30-day written notice required for lease termination.

Late Fees: A late fee of $25 per day will be charged for payments received after the 5th of each month.

Tenant responsible for any damage to the walls (no screws in the walls, small nails only for decor) and appliances beyond normal wear and tear.

Move-In/Move-Out Inspection: Pre- and post-lease inspections checklist to be completed by the tenant to assess property condition.

Use of Property: Residential use only; no illegal activities permitted.

Alterations: No alterations or improvements to the property without landlord's consent. This includes screws into walls. Any wall decor should be added without such items. Tenant will be responsible for any damage done to walls during their stay.

Parking: Tenant will have full access the designated parking pad in the front of the home. Tenant guest should park on the street. Parking on grass is not allowed.
