In order to schedule a viewing, I ask that potential tenants provide two items:
1) Names and ages of the people who plan to live at the home
2) A screenshot from creditkarma (or equivalent) for each adult showing a 660 credit score or higher
If a tenant wants to submit a formal application, I will require the following documents:
- Residential Lease Application completely filled out, signed and dated. A separate application is needed for each occupant over 18 years of age, regardless of family status.
- Copy of valid state issued driver's license or ID for each applicant
- Copy of applicants last 30 days pay stubs or letter of employment stating gross monthly income
Please note that there is a non-refundable application fee of $50 per application aged 18 or older. Processing will being when all forms and fees have been collected.
TENANT QUALIFICATION CRITERIA
- 3 years verifiable rental history or home ownership. Rental history must be with a management company or unbiased landlord with acceptable history of no evictions, lease violations or any type of past due balances
- Verifiable gross income at least three times monthly rental rate
- Self-employed applicants must provide documentation of verifiable income for the past 12 months and first page of most current federal tax return, certified by a CPA, attorney, or tax professional
- Bankruptcy in past 5 years may require additional security deposit
- Minimum 660 credit score
