About this House

The property is located in the historic, University District in Missoula, and is within walking distance to the University of Montana, halfway between two of the city's high schools, and both primary and junior high schools. This family-oriented neighborhood is ideally located in close proximity to grocery stores, eating establishments, recreation and sports facilities, and hiking and biking trails.

Our recently remodeled bungalow consists of one-half of a two-family home. The two-story residence includes an upper-level bedroom and office space, a main-level master bedroom, living/dining room area, bathroom with tiled tub/shower, kitchen and breakfast nook, and a full-size, partially finished basement with an additional bedroom, bathroom, and storage/laundry facilities. The kitchen and bathrooms are completely remodeled and include new and restored fixtures and appliances refrigerator, electric range, dishwasher, and disposal , solid-surface countertops, and refinished hardwood and new Marmoleum flooring. Clothes-closets are located in each bedroom, and together with a lower-level storeroom and exterior garage, there is ample space for storage throughout the residence. Additionally, the unit is heated with a gas-powered forced-air system and also includes central air conditioning.

The exterior of the residence is surrounded by a large manicured yard, a covered-porch, and a 200-square-foot storage unit. Occupying a corner lot, there is an abundance of on-street parking at the residence.

A one-year lease is required with a monthly rent of $1725.00. Renters will pay monthly utilities--gas and electricity (average monthly cost = $75.00/month), and water (average monthly cost = $30.00/month)--in addition to cable/internet (if desired). These averages are approximations as utility costs vary depending on tenant's energy use.

Landlord/owner supplies weekly refuse collection and recycling, as well as irrigation water for exterior landscaping and lawns.

No pets are allowed. No smoking is allowed on the premises. All parking is on-street.

A security deposit of $1725.00 is required upon signing of lease.

The University provides a great backdrop and is essentially a gigantic park, but it also means some extra pedestrian and vehicle traffic on school days. There are some rentals in the area (expected near the U) but most homes are sufficiently valuable that rental costs are high enough to keep the renters respectful of the property and therefore neighborhood.
