* Early termination fee: One month of rent
* Renewal option: Available with 60 days' notice before lease expiration
Utilities & Maintenance-
Tenant is responsible for ALL utilities including:
* Electricity
* Water/sewer
* Gas (if applicable)
* Internet/cable
* Trash removal
* Tenant responsible for lawn care and basic yard maintenance
* Tenant responsible for replacing air filters monthly
* Owner handles major system repairs (HVAC, plumbing, electrical) unless caused by tenant negligence
