3. Security Deposit: 1 Month Rent, Refundable within 30 days of vacating house and post lease walkthrough ( any damages will be deducted from deposit)

4. Snow Removal on property and Lawn Care is Tenant responsibility.Credit Score Minimum Requirement: 700 and above

5. No Changes to property (interior or exterior) are allowed without Landlord agreement in writing.

6. Tenant is responsible for changing any burnt out bulbs and HVAC filter at a regular interval (Maximum 3 months).

7. All Major repairs to property, if any, will be undertaken by the Landlord provided it is not caused by misuse by Tenant.

9. Minimum duration of lease: 1 year.

10. Tenant should give 60 days of notice for early Lease termination, All early lease terminations are as of Month end only. For e.g. If Tenant is giving 2 month notice on 15th June for Lease to be terminated on 15th Aug then also August full rent need to be paid by tenant.

11. Application fee: Non reimbursable $35 (one time) for primary tenant background check.

Lease term can be 1-2 years, All utilities paid by tenant, property lawn maintained by tenant as per HoA code, NO SMOKING inside house.
Tenant maintain appliances with fair usage. Snow removal on property driveway and front to be done by tenant, HOA only remove snow from common area.
Renters insurance required.
HOA paid by Landlord.
