Monetary deposit will be held on file during the duration of the lease. And all lease or rent to own agreements are set forth for one year or more. Owner is open to rent to own agreements or year to year agreements with the lessee.

Rents will be collected between the 1st and 5th of the month. If rent is not received by the 6th, a $25 late fee will be added to payment due for that month. Each and every day rent is past due, a $20 fee is added. The tenant(s) must give a 30 day notice before leaving the property.

Tenant is responsible for the payment of all utilities and will pay those directly to the city of Anderson and gas company. Base rent does not include water, electric, trash and gas.

Management reserves the right to enter the rented property upon notice to the tenant for the purpose of inspecting if the rental regulations are being enforced.

No pets will be allowed without prior approved written per agreements for each pet. Each pet will incur a $450 non-refundable pet fee. Management simply needs to know the details of each and every pet on the property premise. A pet fee of $30 will be added each month to the base rent of the property.

Tenant agrees to not paint the interior or exterior of the house without management consent.

No smoking of any kind is to occur inside the property. All tenants are to keep the sidewalk, entrances and steps cleared at all times of personal items, snow, ice and other nuisances. For this reason, a full two car garage is provided to the tenant for storage and personal use.

Tenant must purchase hazard insurance for liabilities and personal property shall be the responsibility of the tenant. No additional personal shall occupy the residence other than those named on the lease.
