This brick ranch home, outside the city limits, is designed for comfortable living, while utilizing the surrounding 8+/- acres for various agricultural endeavors. Currently, there is an agricultural exemption in place. Two ponds provide water for livestock, horses, etc. The larger pond at the rear of the property is a jewel. This pond has a tree lined pathway and viewing areas. The water is so clear you can see the bass and bream easily. A broad variety of birds frequent this pond, including several species of herons, kingfishers, hawks, and the occasional owl. Squirrels, raccoons, and o'possums visit to slake their thirst. Adjacent to the pond is a very private park area, shaded by maturing Cedar Elms, a very tough species of elm that has few pests or diseases. This area can be used as a private picnic area or shooting range (by utilizing the pond dam as a backstop).

A comfortable barn with space for at least six stalls, plus tractors and other equipment houses a tack/tool room. There is an attached, covered, riding arena that can be used for horse training, shelter, or equipment parking. A 40' shipping container under the riding arena roof can be left in place if desired. The barn, arena, and container have separate 220V electric meter (easy to itemize business or agricultural tax deductions).

We raise haired sheep (nondomesticated) which do no require shearing. They are essentially a meat animal, though some game ranches utilize them for hunting. But they provide great weed control by eating briars, poison ivy, and other weeds. We have an agricutural property tax exemption. The sheep can be sold to the new owner with the property, if so desired.

The approach to the home has recently installed 5' tall pipe fencing, with nonclimb wire mesh to exclude stray dogs. The electric entry gate is remotely controlled to enhance privacy. The drive to the house is flanked by 4' pipe fencing with nonclimb mesh. A circular drive allows easy guest access and egress, while the resident has the ultimate convenience of a drive through porte cochere, which allows unloading of a vehicle adjacent to the kitchen door. This property is perfect for a growing business with resident owner.

The front of the property exhibits a low pressure artesian spring. This is intended to be redirected into the front pond, and then pumped into the installed 800' water line into the much larger rear pond, thereby facilitating full ponds even in times of drought.

The great room of the house incorporates a fully equipped kitchen over looking the living and dining room. A kitchen breakfast area is adjacent to the granite counters and bars. Across the great room, a wrought iron spiral staircase leads upward to a library or study area, through which one enters the fourth bedroom or office. The great room has an alternate heat source to the central heat. A Lopi fireplace insert provides enough heat to keep the home comfortable in the worst of winters. It uses far less wood than a fireplace.

The garage is accessible via the porte cochere. The first bay is an office, with a large closet work bench and room for book shelves and two desks. Moving through another door, are two deeper than usual bays for automobiles.

This property is perfect for a growing business. Outside the city limits, there are ZERO building permits required. Just one minute from the Rockwall Technology Park. Two minutes to IH30. Located on a well paved Farm to Market two-lane highway. This highway is slated to be expanded to four lanes in the near future, enhancing access and commercial usage if one desires a commercial site. Though this property lies within a City of Rockwall ETJ, there are only two restrictions: No fireworks and no hog farms. If one wishes to subdivide and build additional residences, the County of Rockwall will require an on-site sanitary septic system for each residence, which is the standard across much of Texas these days.
