Tenant pays all utilities (electric, gas, internet, garbage, city sewer); water is well with softener and tenant maintains softener salt (approximately 2 bags/month at ~$10/bag). Landlord maintains lawn; tenant responsible for snow removal on gravel driveway. No smoking inside. Maximum 6 occupants. Renters insurance required.
Pet fees per pet: $300 nonrefundable + $35/month. Max 2 pets total. Dog breed restrictions per insurance carrier (Akita, Chow, American Staffordshire Terrier, Presa Canario, Pit Bull, Rottweiler, Doberman Pinscher, Wolf Hybrid, or mixes excluded). Service and support animals exempt from fees and breed restrictions.
Property is part of an active family-owned farm operated year-round by the landlord and family. Customer activity is concentrated during these periods: sunflower season mid-July through end of September, primarily Saturdays and Sundays (some Friday activity) 10am 2pm; a Halloween weekend event in late October; and a Thanksgiving weekend holiday open house in late November. Outside these periods the family is on-site working the property year-round without significant customer traffic. The pole barn, attic, sunflower growing area, and two outdoor freezers are landlord property and not part of the rental.
