Ductless heat pumps in front room and main bedroom. Electric ceiling heat throughout. Patio, raised beds, yard care provided. No pets, no smoking. Pellet stove in front room is not operational and cannot be used. Parking on street, driveway and in garage only.

APPLICANT SCREENING CRITERIA

If any applicant needs assistance, known as "reasonable accommodation" in the application process, please advise the landlord.

1. IDENTIFICATION: Applicants shall provide two pieces of identification, one which contains a personal picture at the time of application.

2. APPLICANT PROCESS: Applicant is urged to review the screening criteria to determine if requirements can be met. Each applicant over 18 shall submit a completed application and pay the appropriate applicant screening charge. Acceptance or denial of the application may take up to 5 business days. Upon acceptance, applicant(s) may be required to sign a reservation agreement and pay a reservation deposit, sign a rental agreement and/or pay applicable fees and/or deposits within 24 hours.

3. RENT TO INCOME RATIO: Combined income of all applicants shall be three (3) times the rent.

4. SOURCE OF INCOME: All sources of employment and non-employment income shall be legally obtained and verifiable. At the time of application, it shall be the obligation of the applicant to provide proof of income through tax returns, investment reports or other financial data, pay stubs or employer verification. Stability of the source and amount of income during the past five (5) years may be considered.

5. HOUSING REFERENCES: The applicant(s) shall provide information necessary to verify current and previous rental history for the past five (5) years.

6. CREDIT WORTHINESS: Credit worthiness may be determined from a credit report which should reflect prudent payment history. Applicant(s) history should be free of evictions, judgments, collections and bankruptcies. A valid explanation may be considered by the owner/ agent if provided by the applicant(s).

7. LIMITATIONS: Occupancy may not exceed two persons per bedroom. Smoking is NOT permitted in the unit. Pets may or may not be permitted, dependent on the owner. The owner will allow aid animals or modifications to the unit necessary to assists those with disabilities.

8. ARRESTS AND CONVICTIONS: Arrests and/or convictions may be evaluated. Any individual whose occupancy could constitute a direct threat to the health or safety of other individuals or could result in physical damage to the premises will be denied.

9. DEMEANOR AND BEHAVIOR: The behavior and demeanor of applicants during the application process will be considered.

10. INCOMPLETE, INACCURATE, OR FALSIFIED INFORMATION: Any information that is incomplete, illegible, inaccurate, or falsified may be grounds for rejection or termination of the rental agreement upon discovery.

11. MEDICAL MARIJUANA: No marijuana, medical or otherwise, may be grown, stored or consumed on the premises without the prior written consent of Vista Property Management, Inc.

VARIANCE POLICY: Failure to meet the screening criteria, as stated, may be grounds for:
1. Denial of the application, or
2. If a co-signer is accepted, such individual(s) will also be required to meet the screening criteria, and/or
3. Payment of an additional deposit.

    "Gets busy but not horrible. Buses run pretty well. Some express buses. Fair amount of stops. Connects with Eugene easily. The rush hour is usually 30 minutes unless there is an accident or other delay. But, if possible, I would take the bus. The roads are getting busier as time goes on."

    "There’s a walking/bike path that goes a few miles. Starting near shopping and bus lines it goes around parks and school, even a tennis court. Lots of grass along the way for your dog to relieve himself. Most people are decent enough to clean it up. The path ends up over near a river and a new path that runs another direction along nature area with wildlife for your dog to bark at. "
