1 bedroom 1st floor apartment in mostly converted barn home on a scenic 27+ acre private horse farm in White Post, VA (near 50 between Upperville and Winchester) with pastoral views in every direction. Full size washer/ dryer in unit and central heating and cooling system. Owners live on site.
1 year minimum lease/ $1000 per month/ 2 occupants max
No smokers/ no smoking anywhere on the property.
No pets allowed due to free range animals already living on site.
Tenant is responsible for all utilities. Electric is metered separately. Water is well. Sewer is septic. This is a rural area, so there is no trash service unless you arrange one privately- we each take our own to the dump (for free) or compost.
1st months rent ($1000), last months rent ($1000), deposit ($1000) and renters insurance required prior to move-in.

Tenant Standards:
Our tenant acceptance standards are reasonably high. Screening is through third party service SmartMove. Applicant pays SmartMove, usually $40. SmartMove reports detailed information related to payment/credit history, criminal and background history, evictions and income, along with a score and recommendation. It typically recommends accepting tenants scoring 559+, but our personal standard for each tenant is 625+. Scores range from 350 to 850. We do not allow co-signers if tenant can not meet the standard.

Please, research online and ask other parents about their experiences at Boyce Elementary to get the real story. 8/10GreatSchools RatingParent Rating AverageAs someone who went to this school and has seen it all, I wouldn’t recommend this school. In some classes there were super nice teachers such as the english teachers, science teachers and the math plus history/gov teachers. In others the teachers do not make it enjoyable and have shown clear signs of favoritism towards their students which peers have expressed. I’ve seen poc who’ve gotten longer disciplinary sentences involving fights or conflicts than students who are white which is awful of a double standard.Social and emotional support exists but not in more severe situations such as homophobia between students, racism, bullying AND mental health. This school has had situations involving racism that they try to cover up and teachers who claim these cases are “false/misinformation” involving staff when I’ve seen it and many other students have as well. The people who participate in this behavior get told simple things such as “don’t do that!” or “be nice!” when kids have been bullied, harassed or even attacked by peers for various things.I cannot speak much about the special education program here but I know a couple of friends who either have didn’t care for or loved it… I’d say it’s a good program since I have met nice peers who were in it. Although it depends with your own experience, I’d personally take precaution with involving your child in this school system as they do not look deeply into situations involving harassment.Other Review2y ago
