Basic Maintenance Responsibilities: The tenant is responsible for routine maintenance, including but not limited to replacing light bulbs, air filters, and smoke detector batteries. Any major maintenance issues such as major plumbing problems (burst pipes, leaks, etc.), electrical malfunctions, or structural concerns must be promptly reported to the landlord for repair.

Modifications and Improvements: No modifications, alterations, or improvements may be made to the property without prior approval from the landlord. Approval may be obtained via phone call, text message, email, or video chat. If approved, improvements that increase the home's value (e.g., installation of a new stove or dishwasher, fence, etc.) may be eligible for a rent deduction. However, these improvements will remain with the property upon tenant move-out.

Lawn Care: Lawn maintenance can be added to the monthly rent for an additional $200/month. This rate may be negotiated down if the tenant finds a reliable and cost-effective lawn care alternative, subject to landlord approval.

Furniture and Fixtures: Any existing furniture or permanent fixtures provided with the home must be maintained in good condition. Costs for repairs or replacements due to neglect, misuse, or damage will be charged to the tenant.

Security System Installation: Tenants may install a security system at their own expense. The landlord must be notified of the system's installation and any access codes if emergency access is needed.

Door Lock Changes: If the tenant installs new locks on any exterior doors, they must notify the landlord immediately and provide updated access details for emergency purposes.

Satellite Dish Installation: An existing satellite dish mount is installed and available for tenant use. Tenants may have a satellite dish installed at their own expense, provided it is properly mounted using the existing infrastructure.

Late Rent and Exceptions: Rent is due on the agreed-upon due date. A late fee will be applied to any payments more than 15 days overdue. Furloughed government employees or active-duty military personnel facing delays in payment may request additional time without penalty, subject to landlord approval.

Maintenance and Repairs Access: Tenants are expected to cooperate with any contractors, maintenance personnel, or service providers hired by the landlord for scheduled improvements or repairs to the property (e.g., fence installation, subfloor repair, etc.). Notice will be given in advance whenever possible.
