Set off 1/4 mile of a dirt road just 10 minutes from Montpelier, 8 minutes to Northfield you feel way out in the country but are close to amenities. Only 40 minutes from Stowe & Sugarbush ski areas. Price includes water (private delicious drilled well) and septic. Wifi, trash pickup, plowing, mowing, included for an additional $265 per month. 2 Heat pumps keep the house warm in the winter (and energy efficient) and cool on the hottest days of summer. Many energy upgrades over the years, make this home very comfortable for an original Vermont Farm house. TDS fiber optic internet (1GBS up and down). Back up generator is available should there be an extended power outage. You get serenaded by the spring peepers and summer frogs in the pond, and the owls in the woods.

The interior of the farmhouse has original moldings, wide plank old growth softwood floors, with hardwood floors in the kitchen, dining and office space. Original wood-panel doors. First floor has a large country kitchen, formal dining room, family room, living room, small bedroom, and library with cherry cabinetry. There is a separate laundry/half bath, a mudroom, as well as a covered patio. The second floor has four bedrooms and 2 bathrooms. A one car attached garage as well as a two car detached garage.

The land includes open fields and woodlands. Enjoy relaxing by the running stream or backyard pond. With 384 acres to explore and another 1000 acres of abutting public forest, you will have more forest to explore than time to do it! The natural wildlife habitat on the property makes it a great setting for deer, moose, turkey, owls and many other species of birds.

Guests in late July/early August will enjoy all you can pick organically grown blueberries! Mountain biking trails on the other side of Irish hill can be accessed right from the house (its a big climb to get to them). We enjoy walking Darling Road every day that we are home. There is a great swimming hole just down route 12. The Falls General Store offers great food, latte's and other specialty items just 1.5 miles from the house. Montpelier has many great restaurants for the size town, as well as lots of other shops to explore. Montpelier keeps getting voted one of the best small towns for shopping in the country. "Woodbury Toys" is a highlight for our kids and the multiple locally owned bookstores are a testament to small town that supports books and small businesses.

Central Vermont has so much to offer for skiers, mountain bikers, craft beer and nature lovers. This property is a spectacular home base in a beautiful corner of the world. We hope you will enjoy it as much as we do.

Available May 1st 2024 through June 30th 2024, and then again July 27th 2024 through June 30th 2025. 30 day minimum stay in the May 1st through June 30th window. May and June we will be including all utilities and services in the $4,985 price. We will be looking for a long term lease July 27th or as soon as possible there after through May or June 2025.

$4,985 includes water, sewer, solar power, fiber optic high speed wifi (1GBS up and down), trash, recycling, plowing, and lawn mowing. Tenant pays for heating oil, and electricity above and beyond what the electrical panels produce (historically around $1,500 a year, which would cover your entire electric bill if you are conservative. Total heating for the year around $2,000 for 2023/24 winter with renters. No smoking on property. Covered parking for at least 2 cars; more uncovered parking available. Tenants wheel the trash and recycling bin down to the end of the driveway every other week for trash pickup. 30 Day minimum rentals. Home available for rent May 1st through June 30th, and again from July 27th through June 30th 2025. We would be happy to have someone who is wants it for the whole time, but is willing to vacate for those dates. The property requires minor maintenance (painting etc) that is easier to do when staying there ourselves which is what is happening in July.
