* Proof of income: Gross income must be at least 3x rent amount. Employment/Income must be verified with past 2 months' pay stubs or other financial statement.
* Credit: 740+ credit score with no more than 1 late payments and no collection notices on record
* Rental History: 24 months valid, verifiable favorable rental history. If rental history is less than 24 months, an increased deposit or cosigner may be requested. Applicants with eviction records will not be considered for occupancy.
Grounds for not getting considered for occupancy for All Applicants:
* Verified unpaid eviction showing on credit report or confirmed with landlord.
* Unpaid rental collection verified on credit report.
* Balance owing to landlord.
* 1 or more late payments.
* Insufficient or lack of credit history.
* Unverifiable current employment.
* Unverifiable social security number.
* Falsification of rental application.
* Breaking lease agreement that will result in collection filing.
* History of criminal activity posing a danger to persons, property, or community peace and enjoyment. If you have any mitigating factors, you like us to consider, please provide additional information.
Renter is responsible for all the utilities. Last month's rent and security deposit due at signing. No smoking allowed.
