Other things to note
We're excited to host you in our home! To ensure a comfortable experience for everyone, here are a few important notes:
Backyard & Quiet Hours: The backyard is available for your enjoyment, but it must be closed by 10 PM, as quiet hours begin at that time. Please, no parties or loud gatherings.
Parking: Guests are welcome to park in the driveway. If you choose to park on the street, please be mindful of any posted street signs.
. Garage: Our garage & the east side yard is used as a storage area for our teams/items. The garage also provides access to the laundry room.
Backyard Wall: A section of the backyard wall belongs to our neighbor. While it's perfectly fine to enjoy the outdoor space, we kindly ask that guests avoid leaning or placing items against the wall.
Pool: Please keep in mind we have a pool technician that comes by weekly to take care of pool cleanings. The pool does not have any fencing, but has a sliding glass door that locks to access the backyard. We provide a pool net to take care of any leaves/vegetation. Please use the pool at your own risk; we are not responsible for any accidents or injuries. Never leave children unattended near the pool.

Starter Pack of Essentials: We provide a starter supply of home essentials to get you settled. For longer stays, guests may need to restock as needed.

Utilities and Internet
The Landlord agrees to cover the cost of all utilities, including but not limited to water, gas,
electricity, trash, and WiFi services, up to a total of $300.00 per month, which reflects the
average monthly utility cost. Any additional charges exceeding this amount will be the
responsibility of the Tenant and shall be paid directly by the Tenant upon receipt of the bill or
notice from the utility provider. The Tenant agrees to reimburse the Landlord for any excess
charges above the $300.00 limit within 15 days of notification.

Please note: We typically process security deposit refunds within 30 to 45 days after the end of a stay. This allows us the necessary time to fully evaluate the property, assess any potential damages, and account for delayed charges like utilities or additional cleaning needs that may arise after checkout.

Any items left behind or misplaced are ultimately the guest's responsibility.

Month-to-month rental agreement. Monthly rent is due in advance on the agreed-upon due date. A security deposit will be required as outlined in the rental agreement. The company and/or authorized signing representative will be responsible for all rent, fees, damages, and compliance with the rental terms

Only occupants approved in advance may stay at the property. All adult occupants must be identified and approved prior to occupancy. No subletting, assignment, or additional occupants are permitted without prior written approval.

Tenant/occupant is responsible for following all property rules, including noise, smoking, parking, occupancy, and care of the home. Any damage beyond normal wear and tear may be charged in accordance with the rental agreement and applicable law.

Utilities and any additional services or fees will be handled as specified in the rental agreement. The property must be returned in substantially the same condition in which it was provided, ordinary wear and tear excepted.

The rental is subject to applicable California landlord-tenant laws. Specific rent, deposit, notice, utility, and other lease terms will be provided in the final rental agreement.
