A private bedroom available in a 3 bed/2.5 bath 2,250 sq.ft. house in a safe gated community in West Hills. Farralone Ave and Schoenborn St.

Bedroom features walk-in closet, and hardwood floors. The room comes unfurnished. This room will share 1.5 bathrooms with a female tenant.

Rent: $1,100/ month. Security Deposit: $1,100

Lease terms: 6-month lease, then turns into month to month.

Move-in Date: Room will be available on November 17, 2025.

Utilities: Water, trash and internet included. Gas and power will be split evenly. House features solar panels which helps significantly with the electricity bill. We'll have a housekeeper come once a month for $60 each.

Amenities and share spaces: Full access to kitchen, dining room, living room, patio, and bbq grill. 2 fridges to store food. In-unit washer and dryer, dish washer, central A/C and heating unit.

Requirements:

Single occupancy, no smoking, no drugs, no criminal records. Must show proof of employment. Credit and background check.
Clean and tidy.
Respectful and responsible individual, someone who prefers a quiet living space.
Must be a dog lover. I have a very sweet, energetic mini Schnauzer. Unfortunately, no more pets allowed.

    "you see them walking a lot around sunset there are trails that people like to take their dogs on but small dogs are in constant danger from coyotes that jump the fences regularly in the area and owls. they come down from the local mountains looking for food. larger animals are much safer here but a pack can easily take down a single large dog if desperate enough "

    "I have lived here since I was born and am now raising my young child here. It is a great area in Los Angeles to raise children. It is secluded enough to feel like you are away from the city noise and traffic, and yet only 15 minutes from some of the highest end shopping and restaurants in the area. Homes in this area are rarely on the market; most of my neighbors have lived here for at least 15 years and plan to for many more. Mostly everyone takes pride in their home in our community, and looks out for each other in the neighborhood. It has been this way since it was built in the late 1980s and continues to remain so (only with the houses being continually updated and modernized!). It is an expensive community, but proves to be well worth the investment. "

    "There are a lot of elementary schools in the areas of west hills and Canoga Park. There are many charter and magnet schools that offer various focuses. If your home school does not suit your child’s specific needs there is plenty of opportunity to enter a lottery to get your child into a preferred school. If you are not admitted through lottery and you have to go to your home school, the schools in the area are great. There is something about going to school with your neighbors that makes a neighborhood a community it is an aspect often not considered in the search for quality education. Knowing your neighbors creates community which is a great thing for children."
