Guests: Please make sure the guest count in your booking is accurate.

Parking: You're welcome to park in the off-street parking spaces on the right side of the house. The City of Seguin Short-Term Rental ordinance limits one car per bedroom (off-street); you cannot park or occupy a motor home, recreational/commercial vehicle, or a boat on the premises or adjacent on the street.

Safety: Each bedroom, and outside of each bedroom, is a smoke and carbon monoxide alarm. They perform a sequential monthly sound check during the day, which will be pre-announced.
A fire extinguisher is located on the left side of the sink base cabinet.
A first aid kit is in the bathroom cabinet to the right of the sink.
Familiarize yourself with the exit routes on the framed plan located to the right of the kitchen sink, and appended to this manual.
Some tips to remember when burning candles is appended to this manual.

City of Seguin Short-Term Rental (STR) Ordinance Guidelines:
Required posting by the City of Seguin (and appended to this manual), familiarize yourself with the following:
All STR shall comply with City of Seguin Noise Ordinance
Sleeping/camping outdoors (in tents or otherwise) is not allowed, sleeping areas must be indoors.
No special events to be held on STR premises (to include parties, wedding, banquet, reception, concert, reunion, or the such).

Rules:
Abide by the City of Seguin Short-Term Rental (STR) Ordinance Guidelines.
Smoking, vaping, and e-cigarettes: Not allowed in the house, but you are welcome to partake when outside on the deck or porch. Please close the doors so the smoke doesn't drift in to the house.
No commercial photography and/or filming.
Do not engage in illegal activities anywhere on the property.
Do not block the outdoor doorbell cameras.
Understanding that during your stay you may have local contacts you want to invite over and visit, but please limit those invitations to a few, and only to anytime before 10 PM. Only registered guests are permitted on the property after 10:00 PM.
Quiet hours are 10:00 PM 8:00 AM.
If you break or damage something, please let us know, and arrange for its replacement or repair.
No pets.
Do not leave any food out that will attract uninvited pests.
Please take extra care of your keys. Lost keys incur a replacement fee of $30 per key.
Violations of these rules will result in immediate eviction without a refund.

Heating and Cooling: You will find the thermostat on the living room wall, to the left of the TV. The display should activate when it senses motion; rotate the ring clockwise for warmer and counter-clockwise for cooler temperatures. Press the ring, select "Mode," and choose between Heat, Cool, Heat-Cool, or Eco. Please try to keep the temperature between 70 and 78 degrees.

Furnishings and Plants: Please do not rearrange the furniture. It isn't necessary to water the plants.

Water & Power: Please be conscious of the amount of water and power you use. The hot water is provided by an on-demand gas unit, so it may take a minute. For immediate hot water for cooking or hot beverages, the spout to the left of the kitchen sink is a hot water dispenser, for use only for a limited amount of water (i.e. don't fill up the kitchen sink, but feel free to use for your hot cup of cocoa or tea.)

Amenities: Included in your stay are two toilet paper rolls, a packaged starter kit of shampoo, body wash and two hand soaps; a towel, hand towel and washcloth per guest, linens on each bed, and two pillows per bed.

Toilet: Please, nothing but toilet paper should go in the toilet. There's a little trash bin for everything else. A toilet brush is provided to the left of the toilet.

Kitchen items: Dishes, cups, and glasses can be found in the upper cabinets on either side of the microwave. Silverware is in the drawer on the right side of the cooktop, pans are in the cabinet below the cooktop, cooking utensils to the left, and cooking knives on the wall. Silverware is provided or four people. Napkins and placemats are in the lower drawer to the right of the cooktop. Feel free to use any of this as needed to prepare and serve your delicious meal. Dishwashing soap is located under the sink in the pull out drawer. The order of the countertop devices next to the faucet are, from the left; hot water dispenser, garbage disposer (press on, then press off), an overly complicated kitchen faucet, hand soap dispenser, dishwasher air gap (no user interaction). The freezer has an ice maker and a scoop to dispense ice.

Remotes: The TV in the living room and adjacent bedroom have a pair of remotes, one for the TV, and one for Roku. You can also download and use the Roku app. The north bedroom has Roku and AppleTV; select Video 8 on the TV remote (repeatedly press the center TV/Video button) for Roku. Log in under guest mode and enjoy your own subscriptions; all logins, apps, and browsing history are wiped at 11:00 AM on the chosen check-out date.

Meal prep: The cooktop is induction. Cookware is located in the drawer immediately below the cooktop. Please use the mats in the drawer on the cabinet top to set the pots and pans on. The cookware has removable handles so they can serve as serving dishes, so you may want to try them out before using. Please use the cutting board provided, and not the countertop. The microwave is also a convection oven; refer to the condensed manual appended to this manual for using convection bake mode or air fry mode, as well as suggested cooking times. The microwave has a built in ventilation fan, please use the fan when cooking on the cooktop if the odors get too intense. Several small kitchen appliance items are in the second drawer down from the cooktop.

Cleaning: While you are not expected to clean during your stay, there are occasional emergencies, so cleaning supplies are located under the sink, and in the pantry to the right of the laundry.

Laundry: You are welcome to use the LG Washtower; there are laundry pods and bleach in the pantry to the right. Clean the dryer lint filter after every use; open the dryer door and pull the lint filter straight up, and roll any lint off the filter with your fingers. A condensed user manual is appended to this manual. An ironing center is located on the opposite side of the kitchen with an iron and starch. After folding the board down, it can be rotated, and the height adjusted. After using the iron, place the hot iron in the space provided to cool down.

Bathroom: Kindly practice good bathroom etiquette. The bathroom is supplied with a towel warmer next to the shower. Separate timed controls for the room heat/light/vent are below the warmer. The stool can be also used as a shower seat. The lavatory light acts as a nightlight and will turn on with motion and off after a preset time. You can adjust the brightness during use by holding the brightness bar on the switch. The lavatory faucet has a cold-start function that prevents hot water waste and saves energy. When you lift the lever straight up, only cold water is released. The function restricts opening the lever fully to the right. Hot water is released by turning the lever to the left. It is only then that hot water is consumed. Additional toiletries, TP, aspirin, cotton balls, nail clippers, q-tips, feminine products, etc. are located in the cabinet to the right of the lavatory. There is a hair dryer in the drawer below the lavatory.

Backyard: Limit your use of the back and side yards, since the grass and plantings are getting established.

Mailbox: Located by the street, if you feel the urge to mail something.

Emergency Information: Should you encounter any sort of emergency during your stay, please contact the local authorities immediately. Emergency telephone number: 911

Bedrooms: The first set of curtains closest to the windows in each bedroom are blackout. Each bedroom has an air purifier for your use. Each closet has hangers, and a folding luggage rack.

Keys: All the doors are keyed similar, so the same key will open any exterior door latch. Remember take the key when leaving! If you accidentally lock the door latch when leaving without a key, I will need to open the door for you.

Departure:
Rinse and put dirty dishes in the dishwasher, or leave them in the sink if a small amount. When we have a full load, we'll start the machine.
No need to gather towels, or do the laundry.
Please leave the sheets and blankets on the beds when you leave. It is easier for us to see and treat stains if the sheets and blankets are on the beds.
Make sure all small appliances are off, or better unplugged.
Make sure the cooktop is off.
No need to bag or throw out the trash.
Check the closets, and the dryer.
Turn off all the lights, leaving the ceiling fans on is OK.
Leave the keys on the shelf next to the entry door.

We have left a borrow basket with some staples in the kitchen pantry and the bathroom cabinet. Feel free to use things as needed while staying with us, and in lieu of throwing things away unnecessarily, you are welcome to leave unopened or reusable items in the borrow basket for the next guest.

In the event that something is broken, lost, or malfunctions, please let me know immediately so that I can replace it before the next guest arrives. I understand that accidents happen, and will work with you to assess any damages if necessary.

    "I live here and work at home. I commute to Seguin, San Marcos, New Braunfels, and San Antonio on occasion...all within 20 minutes to an hour. Red Road is a fantastic neighborhood...the kind that is all too rare these days. All the people are down-home friendly, we all help each other out like old time neighbors did 50-60 years ago. LOTS and LOTS of peace and quiet, wildlife, seclusion. If you are addicted to traffic, noise, close social networking, constant stimulation, and mall-hopping this is not your kind of place. If you love nature and want to escape the stress and hassle of big city/urgan sprawl life...BINGO!!! Biggest issue with getting back and forth to Seguin is being careful to miss the deer...we are loaded with them. But learning to enjoy going slower is just part of the charm of this place. There are very few niches like this left where you can build whatever kind of home you like, have plenty of elbow room, and be right smack in the middle of a virgin forest with rolling hills and few roads. I've seen deer, turkeys, hogs, foxes, bobcats, coyotes, and usually get serenaded by great horned owls or whipporwills at night. You can clearly see the Milky Way on clear nights, along with a zillion stars. The Guadalupe River is only about ten miles north, Starcke Park is only 20 minutes and excellent with a huge playground, golf course, tennis and basketball courts, lots of tables right beside the river, fishing permitted, and a Wave Pool for those hot summer dog days. Seguin is not a cultural hot spot, but I've come to appreciate its quaint, humble style and off-the-beaten path feel. Schools are not the highest rating wise, but they offer a more personalized atmosphere and smaller classes. The only real drawback to Red Road and the Capote Hills in general is the isolation when you do need to make a trip to the city for whatever reason. But I've always found living here to more than make up for it."

    "I've lived about two blocks from this house for eight years. I really wish it had been available when I bought mine. If I had the money I'd buy it in a heartbeat. One of the prettiest areas in Seguin, very quiet, about a mile to HEB, WalMart, etc. Back yard of this house is wonderful - very large and slopes all the way down to the creek. House does NOT flood - a consideration in this general area."
