2. Lease Term and Renewal:
Term: Month-to-month agreement commencing upon successful booking.
Termination: Either party may terminate the lease by providing a written notice at least 30 days prior to the desired termination date, in accordance with Texas Property Code 91.001.
3. Rent and Payment:
Monthly Rent: $3,000.
Due Date: Rent is due on the 1st of each month.
Late Fees: A late fee of $50 per day will be applied for each day rent is late.
4. Security Deposit:
Amount: $500.
Refund Conditions: The security deposit will be refunded within 30 days after lease termination, provided there are no damages beyond normal wear and tear, and all terms of the lease have been met.
5. No Smoking Policy:
Prohibition: Smoking is strictly prohibited inside the house.
Consequences: Violation of this policy may result in eviction and forfeiture of the security deposit.
6. Tenant Selection Criteria:
Disclosure: Prospective tenants will be provided with a written notice of the tenant selection criteria, including factors such as credit score, income level, rental history, and background check, as required by Texas Property Code 92.3515.
Acknowledgment: Applicants must sign an acknowledgment indicating they have had the opportunity to review the tenant selection criteria.
7. Maintenance and Repairs:
Tenant Responsibilities: Tenants are responsible for maintaining the property in a clean and sanitary condition, including taking trash to the curb for pickup on Tuesdays and Fridays.
Landlord Responsibilities: The landlord will provide professional cleaning services once a month.
Reporting: Tenants should promptly report any maintenance issues by texting or calling the landlord.
8. Entry by Landlord:
Notice: The landlord will provide at least 4 hours' notice before entering the property for inspections or repairs, except in emergencies. If access is needed sooner, the landlord will contact the tenant for permission.
