Basement has a large family room (has been used as a big bedroom recently) as well as a bonus space that can be used for storage. There is an additional small storage area off downstairs hallway. LED lighting throughout (bulbs and fixtures). HVAC system was upgraded 3 years ago. Permanent outdoor lighting controlled through an app. Most paint is fairly new within last year or two including trims. All windows and patio door were replaced 3 years ago with triple pane which helps reduce utilities and noise. All upstair windows (except over kitchen sink) have a curtain rod. Back yard is fully fenced with a designated gated dog area. Grill gazebo, lifetime table and grills are available for use if needed. There is also at least 1 shed that will be left and available including yard tools and a lawnmower. Upright chest freezer in utility closet to use. 2 car garage (smart, can open from app) with some storage shelving. East side of the house includes additional parking. There is an HOA so no trailers, campers, etc. Outdoor security cameras included. There is also a water softener and upgraded 50 gallon water heater. Park right around the corner. Walking distance to elementary, food, gas and grocery (1/2 - 1 mile). High school and middle school are further but most certainly walkable.

No pets over 100lbs and all pets must be house trained. Smoking is allowed outside of home, 15' from any entrance and not in the garage. Things included - washer/dryer, lawnmower, shed, yard tools, gazebo, bbq, lifetime table, designated fenced dog area, upright chest freezer, permanent lighting, dishwasher, microwave, stove, fridge. Tenant is responsible for weekly yard maintenance (landlord manages sprinklers, fertilizer and aeration). Screening required including credit and criminal. Security deposit required when rental agreement is signed. Rent is due when keys are turned over to tenant and on the 1st of every month.

Commutes out of town can take a long time, but they are near completion on many new roads and improvements for travel.
