Description

Please note: Luxury vinyl plank flooring has been installed, replacing all carpet seen in previous photos.

This property is one of a kind.

At the end of a cul-de-sac, the property backs up to open space with incredible sweeping views of big oaks, horse ranches, and a lake view.

This home is perfect for retired folks wanting to feel like they're always on vacation, working folks who like to play hard outdoors, or a family, especially one with pre and grade schoolers, as Cappy Culver elementary is a short walk down the street, across from Oak Hill Market and Rock 'n' Robles Pizza.

The front yard is park-like with a large grass area and driveway in the front for the kids to play (pictures available soon).

Let your kids drive EV cars, ride bikes, play ball, fly kites, you name it in the cul-de-sac for safe and uninterrupted play. The gorgeously paver covered patio (pictures available soon) sprawls the width of the property in the back and loops around to the front yard, providing a wonderful area to enjoy friends, family and BBQs. You will have immediate access from back of the property to walking and horse trails that lead to Lake Nacimiento!

The bottom floor of the home is perfect for entertaining with the open floor plan and vaulted ceilings. The large kitchen has tons of counter space and cabinets. The extra large walk-in pantry will hold all the food you can eat and store... our whole family fits in it while looking for snacks!

All three bedrooms are upstairs. The large master bedroom and bathroom ensuite leaves nothing to be desired with windows for views and a HUGE tub with more than enough room for two. Two AC and heaters efficiently accommodate upstairs and downstairs separately. Smart Ecobee thermostats make it easy to set up schedules and control the system remotely from your cell phone.

Have water craft? Make use of full access to the private Heritage Ranch boat launch! After a day of play, store your boat in the three car garage along with the rest of your toys.

During the warm months, take a short drive to either of the two community pools to cool off and swim some laps.

If you own or wish to own horses, you can utilize the Heritage Ranch Equestrian Center!

If you golf, you can hit the Heritage Ranch driving ranch located near the Equestrian Center.

If you like wine, well you're in Paso Robles! Chronic Cellars is 11 miles away, Justin Winery is 14, and just 12 miles away from this home is Adelaide Road. Adelaide leads to many well known vineyards and tasting rooms located in some of the most beautiful rolling hills you will ever see.

Our favorite surprise with this home is the semi-annual appearance of grazing sheep in the open space. You may wake up one morning to gentle bells and hooves in the distance only to discover hundreds of sheep slowly taking over the back hills for grazing. Their stay will be brief, only a few hours, but the sites and sounds are just magical.

What a life!?

One year lease. $7,500 Security Deposit ($250 is non-refundable to cover the Home Owners Association Renters Fee), plus First month's rent. $35 Tenant Screening and Credit Check fee. No smoking. Renter pays all utilities.

"My neighborhood is safe, neighbors are friendly. I have lived here only one year and couldn't be happier with Paso Robles as a community. We enjoy all the activities that the city offers, and have appreciated the overall friendly atmosphere. We found a church that offers a great support. "
  • Mollysdow
"Summer Concerts in the Park; Holiday parade and Vine Street showcase; Halloween downtown; California Midstate Fair"
  • Alison G.
"Living off a dirt road has it's Challenges but I wouldn't trade it for the world. Beats the concrete jungle I came from in Orange County."
  • Sherri M.
"People walk their dogs here all the time and they take them to wineries and Lowe’s. There are walking paths and dog parks. "
  • Ivy_dls
"My family lives here. It is really a great place! I feel at home here and the locals are very friendly."
  • Dan P.
"As a new full-time resident the schools have been outstanding so far at Pifer and Lewis. Single high school in town is a plus. Growth is imminent however. "
  • Amber S.
"I've lived here for a year now. generally the people are friendly and speak when you see them out on a walk. people take pride in their yard and surrounding so that makes the neighborhood attractive. the neighborhood is usually quiet in the evening and relatively safe."
  • Thb1985
"Generally speaking, dogs are frowned upon and often disguised as cats in some neighborhoods on the east side of town where they enforce the rule."
  • Dena S.
"We have ample transportation here in this neighborhood especially the local Paso express and the Arta bus!!"
  • aGregg
"No dogs are allowed in the park except your dog. If it's your dog, it's fine. They should be kept on leash if necessary and always closely watched and cleaned up after them. Pro Tips: if your dog is not comfortable around children or other dogs, keep them on leash. The signs really say no dogs but it's not enforced and everyone clearly likes it that way."
  • Tracyskarma
"Everybody is very friendly and they look out for each other.. Nice parks nearby and also a excellent Mexican food & margarita restaurant."
  • Kai M. .
"It’s homey, peaceful some might say a perfect little place to raise a family. The weather is nice and warm, and it’s close to the beach. "
  • Lynn W.
"Commuting to work around this small town is less than 10 minutes. Very low traffic issues. Streets are being repaired and improved. "

"Great town. I feel safe here. Low crime rate. Community police officers help with disputes. People are friendly. Great school District."

  • Drew A. L. C.
"Nice, quiet community. We trust our neighbors and there is no crime. This is the cheapest place to live in Paso Robles, with an acre of land."
  • Khldoc
"Close knit safe friendly place to live.Living on the cul-de-sac makes it seem like a tiny neighborhood. Very quiet."
  • Dennis B.
"Villa Verde is quiet and beautiful. Construction of home is high end, with solid core doors, etc. People get along, and pride of ownership is apparent on all properties."
  • Ironpile
"we are a tight knit community who sticks together. There are numerous wine events, and concerts in the park. "
  • Tarap
"People walk their dogs all the time. Many clean up after their dogs, but not as much in neighborhoods with elderly people. Paso is a very dog friendly town."
