Description

Charming 3BR, 1+ bathroom with fenced back yard home in nice neighborhood (see pictures). It is about four blocks to Salnave Elementary School and about two miles to Eastern Washington University. There is a full bathroom upstairs with a sink and toilet in the basement that is not in a finished bathroom (see pictures). Well behaved pets are welcome with additional rent, deposit and insurance requirements. Electric baseboard heat. There are washer/dryer hookups but tenant supplies washer and dryer. The basement used to occasionally have water seepage in the spring but this has not happened since the gutters were added. However, there is no guarantee this will not happen again.

There is both off street and on street parking.

Well behaved pets permitted on approval with additional rent of $35 for large animals and $25 for small ones plus an additional $500 security deposit. Pets must not disturb the neighbors. Tenant is required to maintain pet insurance for dogs.

Zillow tenant screening reports are preferred. Reusable tenant screening reports are acceptable.

Preferred renting criteria includes:
Credit score of 650 or above.
Employment history of one year.
income of two and one-half times the rent but three times is preferred.
2 or less delinquent accounts and/or 2 or less Collection Accounts.
3 or less Rental late payments in 3 years
Good rental history for 3 years.
No evictions in the past 7 years.
No Convictions within 7 years of:
1. Crimes against a person and/or property
2. Drug Manufacturing, illegal drug use and/or drugs that adversely affect others around them.
3. Registered Sex Offenders
