All adults over age 18 must apply separately. Each applicant must provide two forms of personal identification, one of which must be a state- or government-issued photo ID. All applicants must qualify individually. Providing false, inaccurate, or incomplete information may result in the denial of your application.

Application Process
Each applicant over 18 must submit a separate and complete Zillow application.
A completed application includes all requested documentation and payment of the screening fee.
Applicants must attend an in-person showing before the application is considered.
We strive to notify applicants of acceptance or denial within 7 days, though delays may occur if references are unresponsive.

Order of Screening
Applications are screened in the order they are received.
If multiple applications are submitted simultaneously, we will place them in a randomized queue.
Applications submitted in person at a showing are considered received simultaneously.

Rental Agreement
Once approved, you'll need to sign your rental agreement and submit the security deposit and first month's rent within 3 days. The unit is not considered leased until these items are received.

Housing References
We place significant weight on prior housing history.
You must provide verifiable rental history for at least 3 years, and we reserve the right to request an additional 2 years if necessary.
References from family members or related landlords may be given less weight.
If you previously owned a home, we will evaluate your mortgage payment history.

Credit
A credit report will be reviewed for all applicants. We do not require perfect credit, but:
Rent history should be free of evictions.
Patterns of late payments, collections, bankruptcies, or judgments may require explanation and can result in denial.
We prioritize rent payment history over other credit factors.
We will comply with all local laws regarding the treatment of COVID-related financial hardship.

Rent-to-Income Ratio
Your gross monthly income should be at least 3x the monthly rent and must come from a verifiable, legal source.
