I'm looking for a clean, respectful tenant who values a calm and well-kept home.
Single occupancy is preferred. However, a maximum of two (2) occupants may be considered for the right situation. Rent and deposit would be adjusted accordingly.

Lease Term: Flexible Month-to-Month or 6-Month lease options available (negotiable based on fit).
Monthly Rent: $1,100 due on the 1st of each month (rate reflects single occupancy).
Security Deposit: $1,100 due at signing (single occupancy rate). Deposit covers potential damages beyond normal wear and tear.
Utilities Included: Rent includes electricity, water, gas, trash, HOA fees, and 1-Gig high-speed Wi-Fi. Tenant agrees to reasonable and mindful use of utilities.

Private Space: Exclusive use of the upstairs Master Suite, including private attached bathroom and walk-in closet.
Shared Areas: Access to the kitchen (for cooking and meal prep), in-home laundry, and downstairs living room.
3. Furnishings & Condition
The suite is fully furnished and includes:
Bed and adjustable frame
Two nightstands
Dresser
Mini-fridge
75" mounted Smart TV
A move-in condition checklist will be completed at occupancy. Tenant is responsible for any damage beyond normal wear and tear.
4. Home Environment & Expectations
This is a quiet, family-oriented home. I work from home in a separate office, and my 3-year-old daughter is present a few days and some nights each week.
Quiet Hours: 11:00 PM 6:00 AM.
Smoking/Vaping: Not permitted inside the home. Allowed outside only.
Cleanliness: Tenant agrees to keep their private suite and shared areas clean and orderly.
5. Guests
Occasional guests are allowed with prior notice and respect for the shared home environment. Overnight guests should be discussed in advance.
6. Community Amenities
Tenant will have access to Atwell community amenities, including pools and walking trails, in accordance with HOA rules.
