Lease Duration:
1-year fixed-term lease (standard). After the initial term, it converts to month-to-month with proper notice. Early termination may be possible with 60 days' notice + fees (subject to California law).
Monthly Rent: $2,700

Due on the 1st of each month.
Late fee: 5% of rent (or maximum allowed by law) if not received by the 5th.
Accepted payments: Electronic (preferred via Zillow or ACH), cashier's check, or money order.

Security Deposit: $2,700 (one month's rent maximum allowed under current CA law). Fully refundable minus any damages, cleaning, or unpaid rent. Itemized statement provided within 21 days of move-out.

Utilities & Services (please contact Socal Edison for electric and SoCal Gas for gas.

Tenant responsible for: Electricity, Gas, Internet/Cable.

The Water bill is shared Master Meter:
The property has one master water meter serving all three units. The City of Torrance bills the landlord for water, sewer, and trash every other month (bi-monthly). We do not receive a monthly water bill.When the landlord receives the bi-monthly master bill, the tenant will be charged their fair share of approximately one-third (33%) of the total bill for this 1-bedroom cottage. Example: If the master bill is $117 every two months, your share would be about $39 (billed once every other month).For full transparency, the landlord will provide a copy of the actual master water/sewer/trash bill to you each time it arrives so you (and the other tenants) can see the total amount and exactly how it is divided among the three units.

Application & Move-In Fees: No Fees for that. You must be a good steward of the place it's nice cozy spot. It's the last house on Commercial street that "Borders" a residential area so you have the best of both worlds on one side you have commercial places Ralphs, Post Office in old town Torrance walkable. Farmers Market is walkable and every Tuesday and Sat. so good. Good location to free way not far not too close.

Key Policies:

Pets: Small pets considered on a case-by-case basis with one time pet fee + additional cleaning at move-out depending upon inspection.
Smoking: Strictly no smoking or vaping inside the cottage you can vape and smoke outside on the property. Just do it outside.
Occupancy: Maximum 2 adults (1BR cottage). No subletting or short-term rentals (Airbnb/VRBO prohibited).
Parking: + street parking, there is always an angle in spot right out front.

Outdoor Area: Private canopy/patio is for tenant use only. Please maintain basic cleanliness and respect shared privacy boundaries with main house.
Maintenance: Tenants report issues promptly. Routine upkeep (light bulbs, filters) by tenant; major repairs by landlord.
Insurance: Tenant strongly encouraged to carry renter's insurance (at least $100k liability).
Other Important Notes:
This is a private cottage/guest home quiet enjoyment and respect for the property are expected.
All California landlord-tenant laws apply (Just Cause eviction protections, habitability standards including working stove & refrigerator per 2026 rules, etc.).
Full lease agreement provided to approved applicants.
