    "Walkability is underrated! The fan is beautiful historic rowhouses mixed with small parks and shops. You can walk to the grocery store/markets, coffee shops, the vet, restaurants, bakeries, etc., but it’s still quiet at night in most areas. Can walk or bike about a mile to Carytown too for more fun shops and several grocery stores. People are friendly."

We love walking to Bellemeade Park and how much outdoor space we have on our property, neighbors all seem nice but haven’t had too many interactions since it seems like people mostly mind their business and keep to themselves (which I don’t mind at all!) Close to downtown and all the interstates, and I can still get groceries in carytown in about a 12-15 min drive which isnt bad although hope one day there will be an aldi or something in Southside. The area is definitely improving though"

    "Pretty easy commute to any direction, close to 95 and 64. Downtown commute is extremely close, 8-12 minutes depending on your exact location. Plenty of GRTC bus stops in walking/biking distance"

    "Bellemeade is still underrated currently, the park is beautiful and I see kids biking around all the time. It’s super close to downtown, and I can bike to the river in about 20 mins or bike to coffee shops in Manchester or forest hill. I know Hillside Court is historically seen as a rough area, but as long as you don’t live right across the street from it it’s fine, I never hear gunshots where I am closer to the park and I have never felt unsafe "

    "Walking around the fan and looking at all the seasonal wreaths and decorations on beautiful old row houses doesn’t get old. It’s such a pretty neighborhood. From the fan it’s also not too far (~1 mile) to the lakes at Byrd park, which is also a great place to walk your dog. You can also walk to the fan vet! Lots of restaurants are within walking distance too, along with dentists, small parks, coffee shops, museums, and markets. I walk my dog to Carytown from the fan too (~1 mile). Sugar and Twine in Carytown makes dog treats, and many of the stores are dog friendly. There are fun neighborhood events like house tours, a block that closes for Halloween, and an art walk."
