RECEIPT IS HEREBY ACKNOWLEDGED by Betti McTurk, hereinafter called Management, and the renter from hereinafter called Lessee, the sum of $2400 per month rent includes cable and internet, for a total of $2400 of the premises owned by Betti McTurk and located at________ 2089 Braxton St. Clermont Fl 34711 hereinafter premises, said premises the Management hereby agrees to rent to said Resident every year at a rental of $2400 per month, starting __. _____________ payable-in-full on or before the 1st day of every succeeding calendar month. Lessee has the option to renew the contract. If the lessee chooses not to renew the contract after the contract end date, a 2-month notice is needed. The deposit, __$2400_______ can be used to repair any/all damages ________. The deposit will be returned at the time of inspection of the property unless repairs are needed. In consideration hereof and of the use or occupancy of the said premises.
Resident (Lessee) agrees:
1. Lessee maintains said premises in a clean, orderly, and law-abiding manner. Management shall have the right to enter and inspect said premises at any reasonable time.
2. Lessee to pay for utility service furnished to the property. (The City of Clermont -water, trash, etc., and SECO-electric)
3. Lessee pays the cost of all repairs for any damage done to said premises.
4. Not to let or sublet the whole or any part of the premises to anyone for any purpose.
5. To clean up said premises upon vacating and restore said premises to the same condition they are now in, reasonable wear and tear and damage by the elements excepted.
6. The violation of any of the covenants of Kings Ridge and Whitehall, or this agreement, or the nonpayment of any rent due and unpaid, shall be sufficient cause for eviction from said premises upon 10 days' written notice thereof by registered mail or by personal service. If the suit is brought to collect rent or damages, to cause eviction from said premises, or to collect the costs of repairs to or cleaning of said premises, Resident agrees to pay all costs of such action, including reasonable attorney's fees as may be fixed by the Court. No waiver by Management at any time of any of the terms of this agreement shall be deemed a subsequent waiver of the same, nor of the strict and prompt performance thereof by the Resident.
7. Not more than 2 pets are allowed to reside at this location permanently.
8. Smoking is not permitted inside the home.
Amendment: All the houses in Kings Ridge have a rule for the Heater and AC. The tenant will receive verbal instructions on cleaning the heater's pipe. Every month, the tenant will pour a gallon of tap water mixed with one cup of vinegar and one cup of Clorox down the drain in the closet by the heater. If it clogs up, the Lessee will be responsible for all the charges if this information is ignored.
9. Must show proof of tenant age; the age requirement for the community is 55. In the form of a driver's license or birth certificate.
10. All rent may be paid by Zelle. Or the owner will give the router number and Account number to the tenant, so the rent can be paid automatically on the first day of the month. Each party hereto acknowledges receipt of a copy of this agreement.
11. This residence will not be listed for sale during the length of the rental agreement.

13. Deposit for __$2400________ will be non-refundable if contract is breached prior to __contract's ending date____________.
14. Credit reports and criminal reports can be reviewed at the time of the signed lease.

17. This agreement shall be governed, construed, and interpreted solely by the laws of the State of Florida.
