Your Room:
Located at the back of the house in a peaceful, private spot perfect for studying or relaxing after a busy day. It's unfurnished yet cozy, fitting a twin/bunk bed plus a small desk. No closet, so bring your wardrobe or dresser! It's a quiet retreat in a lively neighborhood.

Shared Spaces:
Our home is a space where everyone respects each other's privacy and comfort in peace. The common areas kitchen, living room, and bathroom are shared, so we ask for a little consideration:

Keep shared spaces clean and tidy think of it as your own!
Please clean up after yourself and be mindful of leavings, especially in shared areas.
The bathroom is shared, so we appreciate taking turns and keeping it fresh and tidy for everyone's use: wiping up messes as they occur, cleaning toilet after each use, etc..
We believe in good communication if any issues come up, just talk to us!
We love creating a positive, respectful environment where everyone feels at home.

Domestic Vibes & Details:
We're a fun, friendly household with two big dogs and a daughter plus, we love meeting new people and on occasion will have over company.
Pet lovers, rejoice!
We're pet-friendly other dogs are welcome after a quick meet & greet at the park to make sure everyone gets along. Small caged critters are also welcome (sorry, no cats, fish, or birds).
Children are considered on a case-by-case basis just ask!

Rent: $350
Utilities: $200
Internet: $100

Term of Lease:
The lease shall commence on '______' and shall continue on a month-to-month basis until terminated by written format with notarization by either party with at least thirty (30) days' written notice only with last month's rent paid in full, without full payment of last month's rent tenant reduced to (5) days' written notice, with zero monies paid of last month's rent at time of termination tenant forfeits deposit and faces immediate eviction within 24hrs.

Rent and Payment:
Tenant agrees to pay a monthly rent/utility/internet fee of $650, payable in advance on the first day of each month. Rent shall be paid via cash or money order and late payments shall incur a one-time fee of $100 after a grace period of 7-days. Payment plans available if you'd like to split payments weekly or bi-weekly.

Utilities and Services:
Utilities including electricity, water, and trash/recycling removal shall be shared as follows: Electric is run through City of Mesa, Trash pick up is Saturday before noon, and recycling comes Wednesday before 8:00am. Payable by Tenant in monthly installments of $200.

Security Deposit/Admin Fees:
Tenant shall pay a security deposit of $650 prior to occupancy. The security deposit shall be held to cover damages beyond normal wear and tear of scuffed floors and chipped paint, unpaid monies/rent, or other breaches of this Agreement. The deposit will be returned within 60-days after termination, minus any deductions. A one-time, non-refundable administration fee of $45 for background check, credit check, etc.

Shared Spaces and Responsibilities:
Tenant agrees to keep shared spaces clean and respectful. The bathroom, kitchen, yard, and laundry facilities shall be used responsibly and maintained in a sanitary condition. Tenant shall not unnecessarily disturb other residents or create excessive disturbances.

Pets:
Pets are permitted with prior approval on a case-by-case basis. Tenant is responsible for any damages caused by pets, financial or otherwise.

Termination and Notice:
Either party may terminate this Agreement with thirty (30) days' notarized written notice. Upon termination, Tenant shall vacate the Premises, remove all personal property or incur a penalty fee for trash removal services not to exceed $300, and return all keys or incur a penalty fee of $200 for locksmith services.

Governing Law:
This Agreement shall be governed by the laws of the State of Arizona.
