One small dog under 15 lbs is allowed (must be registered and up to date on vaccinations), no cats or other animals, no Smoking or Vaping in the home or on the property. No sub-lets, no room rentals and no short-term rentals. The tenant is responsible for all utilities as well as lawn, yard care and snow removal.

APPLICATION: Each applicant, aged 18 years old and older, must submit an application and consent to credit/background check.
PHOTO IDENTIFICATION: All applicants (18yrs+) must provide current government-issued (federal and/or state) photo identification at the time of application.
EMPLOYMENT REQUIREMENTS: Employment history should show that the applicant has been employed with their current employer for at least 24 months.
RENTAL HISTORY: Applicant must provide the name and contact information for their previous two housing providers, or all providers within the last three years. Applicant must also provide all addresses they have lived at for the last three years. Applicant will not be approved if they have had any evictions, defaults in lease agreements, or if they owe any money to any other housing provider. In addition, a late payment or other circumstances may be subject for disapproval as well.
RENTER'S INSURANCE: Applicants must have renter's insurance and show proof prior to occupying the premises.
CREDIT/BACKGROUND CHECK: A check will be performed on selected applications for each applicant (18yrs+). Applicant shall be responsible for completing and paying for the credit/background check (up to $50) and will receive notification to proceed by email.
CREDIT HISTORY: Applicant credit must reflect all accounts as current. Applications will be rejected for any bankruptcy, bankruptcy filing and/or for any bankruptcy that has not been discharged at least one year prior to the application. All collection accounts must be paid in full or as agreed upon. Credit score will be evaluated.
CRIMINAL HISTORY: Applications may be rejected for any conviction within the last 5 years that include but are not limited to a crime against a person or property that would present a threat to the owners, neighbors, or the rental property. Applicants on a publicly available list of offenders who are required to publish their address will be denied.
