Lease Duration:
The lease term is 15 months, beginning on April 1, 2025 (move-in date) and ending on June 30th, 2026.

Renewal Option:
At the end of the 15-month lease term, tenants will have the option to renew for another year, subject to agreement on updated terms, including rent adjustment (if applicable), based on market rates.

Security Deposit:
A security deposit of $1800 is required upon signing the lease. This deposit will be refundable at the end of the lease term, subject to a property inspection. Any damages beyond normal wear and tear will be deducted from the deposit.

Rent Payment:
Rent is due on the 1st day of each month, with a grace period of 5 days. Late payments will incur a $25 late fee for every day it is late after the 5th.

Pets:
We welcome pets with a meet-and-greet prior to approval. A returnable pet deposit may be required, and any damage caused by pets beyond normal wear and tear will be deducted from the deposit.

    "Good area for families and serious college students/young professionals. Its about a 15 min bike ride to the university/downtown & Chico high school. There is a small and clean park near by for dogs and a pretty good elementary school. An fancy Chinese restaurant and Omelette/Dining house is in a walking distance. Massage and spa near. But most of your entertainment needs will be downtown or on the east side of town which is still only a 10 min drive away or 15-20 biking (such as movie theaters). Not many college students live around here and the ones that do are pretty peaceful. The train is nearby but it is never bothersome and esplanade street can get crowded during 8am (work and highschool/univesity) and off hours 5pm. However, Chico "traffic" means it takes you 15 minutes instead of 10 mins to get across town. Which is honestly still pretty good compared to other cities."
