My large historic cottage is one of the most charming and special rentals to be found in Annapolis. Located in upscale Wardour it is surrounded by water and grand homes, in the most quiet, safe and lovely neighborhood in the City. The cottage has a large fenced backyard and beautiful gardens surrounding it, and my main house, to which it is attached. It has an entrance patio and a back deck, reached via a French door in one of the bedrooms. It has complete privacy from main house and neighbors and is well off the street with no traffic and a reserved off street parking place.
The house itself will surprise you for its perfect restored condition and the amount of space it has. The main floor has an open concept with a living/dining area with a wall of windows facing the garden, a complete kitchen, 2 bedrooms and a bath, W/D, ACs, hardwood floors through out. The surprise is the space on the second floor which has 2 large finished rooms with attractive panelling and freshly restored. Although not to be used as bedrooms it is a great space for an office, studio, hobbies, or just storage. The cottage has a rustic older basement useful for storage.
I require a one year lease and then month to month thereafter with a 90 day notice to vacate for both parties. I collect the last month rent as the deposit. I pay for water, trash, yard work, internet, electricity for the W/D, are all included in the rent. There are no other expenses other than rent and electricity. Tenant has no outside maintenance or yard duties. routine inside cleaning and maintenace will be the tenants responsibility unless improvements and repairs are need and are the owner's responsibility. Cottage is fullly energy efficient and all electric which tenant reports is about $60 a month but more in the winter. I am a pet lover and am open to having pets but only if they are well behaved, the fenced backyard can be used by pets.
On the lease it will be clearly detailed what people and pets are allowed in the unit and any one leasing needs to be clear that both parties understand who will live there unless short term guest. This is a no smoking house and I do not require rental insurance.
