Description

This 2 bedroom 1 bath craftsman style home in the Earle Historic District in downtown Greenville will be an amazing home for any Greenville resident. There is a bonus "nursery" room which is attached to one of the bedrooms. This additional room would suit as an office, nursery, or additional small bedroom. There is no closet in this 3rd bedroom space.

This home is in a beautiful walkable neighborhood and is less than 1 mile from NOMA square on North Main street. Situated within established oaks and historic homes, this home sits in a beautiful setting.

This home is complete with high end, stainless steel appliances, hardwood floors, washer and dryer, fenced in yard, and much more. There are three full sized bedrooms and a large living area with original moulding and craftsman style touches.

There is a fee of $65, but your application will be good for any homes that we have for rent at EntreRealty for up to 60 days.

Applications can take up to 48 hours to process. We will contact all applicants within 1 business day about scheduling a viewing for the home.

NOTE: We do conduct a background check to ensure applicants meet our minimum requirements before showing the property. This includes: 1. Applicant must show they make 3 x the monthly rent in income; 2. Applicant must not have a felony record; 3. Applicant must not have an eviction on their record within the last 7 years. Additionally, the background check provides a soft credit check. We are looking for applicants with positive payment history and a credit score of at least 650. Those with credit scores under 650 we can work with, but generally the security deposit will be increased.

STATUS: The property is occupied. Do not go by property requesting viewing. Only qualified applicants will be shown property after completed and accepted application.

PET POLICY (if applicable): After viewing the property and if you put down a deposit, you must submit the pet screening application through a 3rd party pet screening company and provide photos of your pet and vaccination records. We charge a Non-Refundable Pet Admin Fee of $250 per pet and monthly Pet Fee for each pet depending on the PAW score (varies $20-$45). For pet-friendly properties, any more than 3 animals must be approved by the owner. Aggressive and dangerous breeds are allowed, but owner will be required to show proof of additional liability protection for that particular pet.
Applicants requesting a reasonable accommodation for a Service Animal or Assistance Animal should be aware that HUD issued updated guidance regarding animal-related accommodation requests effective May 22, 2026. Requests will be evaluated in accordance with current federal, state, and local laws and applicable HUD guidance. Animals that do not qualify for an exemption under applicable law may be subject to standard pet fees, deposits, pet rent, and other pet-related policies.

Fees (Up Front and Monthly)
UPFRONT/MOVE IN

1. APPLICATION FEE: $65 per person. This is the cost that we are charged to run a background check. Each adult 18 and older must apply and pay an application fee. The application fee is refundable if you rent with us. It will be credited towards your move-in fees due upon move-in. All adults planning to live in the home must all apply prior to viewing home (These fees will be credited back if you decide to rent with us towards move in costs)

2. Cleaning Fee- A refundable cleaning fee will be collected at the beginning of this lease. Upon checkout of the home, if the home is returned to the level of cleanliness upon check-in to home, the Cleaning fee will be returned upon checkout, pending the home has been cleaned to the move in cleanliness. Cleaning fees are based upon market rates from cleaning companies to deep clean properties of the particular size and can range from $400-$900. This will be returned if the property is returned to the level of cleanliness at move in.

3. First month's rent AND last month's rent are required at the beginning of the lease in addition to those months' fees.

4. Pet Application Fee- Each pet will have a one-time $250 pet application fee

5. SECURITY DEPOSIT REQUIREMENT: Security Deposits are typically equal to the monthly rent amount. However, in cases with more perceived risks due to low credit (less than 650), unreliable income, negative rental history, etc., the Landlord reserves the right to require a higher security deposit.

6. Lease signing fee- $350 to prepare documents for e-signature, online tenant portal set up, document preparation and storage.


MONTHLY
1. LAWN MAINTENANCE: The tenant is responsible for maintaining the landscaping, including mowing the lawn, trimming bushes, and repairing any wear and tear from pets.

2. UTILITIES: No utilities are included in the lease. Tenant to pay for all utilities directly to utility companies. Tenant will also have to set up trash service with county trash.

3. MONTHLY PET FEE (if applicable) -Each pet will incur a monthly pet fee. THE MONTHLY PET FEE IS $45/MONTH. We require $1000 refundable deposit for each pet in the property. Applicants requesting a reasonable accommodation for a Service Animal or Assistance Animal should be aware that HUD issued updated guidance regarding animal-related accommodation requests effective May 22, 2026. Requests will be evaluated in accordance with current federal, state, and local laws and applicable HUD guidance. We encourage applicants to discuss any accommodation requests with management prior to submitting deposits or signing a lease.

4. RESIDENT CONCIERGE PACKAGE: In addition to the monthly rent, there is an additional $100 monthly charge that helps cover the cost of a filter subscription service, Master Insurance Policy featuring $100,000 in Liability Coverage, 24/7 Maintenance Coordination, Free Online Rental Payments, Tenant Portal Access, Online Move-In Inspection Reports, Rental Verifications, and 14 Hour/Day/7 Days/Week Staffing Center.

Move in costs can be between $3,000-$8,000 in addition to the security deposit. These fees are mostly prepaid rents/fees and refundable deposits. Depending on monthly rent, these costs will be higher or lower. These terms are non negotiable.
