Replacement of refrigerator light bulbs, shelves, or drawers damaged by Tenant;
Minor screen or window repairs (tears, missing latches, etc.);
Landlord shall remain responsible for repairs that (a) exceed $250, (b) are due to normal wear and tear, or (c) are necessary to maintain the Premises in a habitable condition under California Civil Code 1941.1. Tenant shall promptly notify Landlord in writing of any condition requiring repair that is beyond Tenant's responsibility.
