* After viewing the property, if the applicant remains interested, all household members 18 years of age and older will be sent a link to complete screening documents at Zillow.
* Rents and deposits are subject to change prior to the signing of the Rental Agreement pending screening results and other factors.
* It is strongly recommended that you contact your employer and landlord references ahead of time so they reply promptly. Non-response from your references may result in application denial.
* The demeanor, behavior, and attitude of the applicant(s) during the application process will be considered.
* False or inaccurate information will result in denial of the application.
* Unverifiable information will result in denial of the application.
* Current illegal drug use will result in denial of the application.
* Any individual whose tenancy may constitute a direct threat to the health and safety of any individual, the premises, or the property of others will be denied tenancy.

HOW TO APPLY
1. COMPLETE THE PRE-SCREEN RENTAL APPLICATION - MESSAGE TO RECEIVE
The primary applicant must complete the Pre-screen Rental Application to be provided upon request and submit any additional documentation prior to viewing the unit. Use contact form to request a Pre-screen Rental Application.

2. VIEW THE PROPERTY
Once the Pre-screen Rental Application has been reviewed and received preliminary approval, the primary applicant must view the unit in person.

3. COMPLETE SCREENING DOCUMENTS
After viewing, all household members 18 years of age and older will be invited to complete a Zillow screening application that includes a background check, credit check, and other screening services. All household members 18 years of age and older must complete this online application.

The primary applicant needs to submit the screening application using their own Zillow account. They must add all co-applicants, i.e., all household members 18 years of age and older, in the YOUR HOUSEHOLD section of the application.

Each co-applicant must submit a rental application after the primary applicant has completed their application. Co-applicants will receive an email from Zillow to apply and complete their applications through their own Zillow accounts.

An application will not be considered complete until all co-applicants have submitted their screening documents.

PET POLICY AND CRITERIA
Up to three cats and/or dogs may be approved for this property. Pets will be screened separately. Two photos of each pet must be provided with the Pre-screen Rental Application, one from the front and one from the side. All pets must be spayed or neutered. All pets must be vaccinated. All pets must be licensed as required by local and Lane County ordinances. All pets must be explicitly insured by the Renter's insurance policy. Animals that have previously caused harm, damage, or bitten a person or animal are prohibited. Approved renters must complete a Pet Agreement.

INCOME CRITERIA
Income must be verifiable and at least three times the rent including any additional monthly pet rent that is applicable. In general, if documentation is not reported to the IRS, it's not acceptable to verify income. Applicant(s) must have 12 months of verifiable employment if employment is the sole source of income. Self-employed individuals will need to have additional income verification which may include previous years' tax returns.

CREDIT CRITERIA
Credit issues including negative or adverse debt, collections, and late payments may result in denial of the application or require an additional security deposit. Bankruptcy in the last three years will result in denial of application.

RENTAL HISTORY CRITERIA
All current and previous contractual rental history from a third-party landlord (unbiased/unrelated sources) or home ownership may be verified. All applicants 18 years of age and older must provide addresses and rental history for at least three years and the information necessary to contact past landlords.

Applicant(s) may not have evictions within the past five years. We do not consider evictions which resulted in a dismissal or a general judgment for the applicant. We also do not consider eviction judgments that were rendered during the COVID-19 Protected Period (April 1, 2020 February 28, 2022).

The following will result in denial of the application: 1) Two or more notices of nonpayment of rent within two years, 2) Two or more dishonored checks within two years, 3) Any past due or unpaid balances to a landlord, and 4) Two or more instances of non-compliance with the rules and regulations within the past two years.

CRIMINAL HISTORY CRITERIA
Criminal convictions or pending charges which may result in an application denial include but are not limited to: drug-related crimes, person crimes, sex offenses, any crimes involving financial fraud (including identity theft or forgery), or any other crime that would adversely impact the health, safety or right of peaceful enjoyment of the premises of the residents, owner/agent.

RENTERS INSURANCE POLICY
A minimum of $100,000 liability coverage with the property owner listed as an Interested Party. Insurance must cover all approved pets. Proof of insurance must be provided to occupy unit. If income falls at or below 50% of median for the area, Renter's Insurance may not be required.

RENT, DEPOSIT, AND FEES

* Unauthorized pet not removed within 48 hours of written notice: $250 per violation
* Smoking/vaping in unit or on property after giving a Written Warning Notice of violation: $250 per violation

ACCEPTANCE PROCESS
* If applicant(s) is accepted and if the unit is not ready, all household members 18 years of age and older must complete the Deposit-to-Hold Agreement within 48 hours of acceptance.
* If applicant(s) is accepted and if the unit is not ready, they must submit required deposits and Move-in costs within 48 hours of acceptance (see Rent, Deposit and Fees above).
* If applicant(s) is accepted and the unit is ready, they must complete the rental agreement including all addendums and provide all required additional documentation within 48 hours, pay all money due, and take possession of the unit.
* Required additional documents include:
1) the social security number for ALL household members 18 years of age and older,
2) proof of Renter's Insurance, unless exempt,
3) proof all applicable utilities transferred to begin on Move-in Date,
4) a copy of all pet license, spay/neuter, and vaccination information, if applicable.
* Rent accrues from the date the property is ready or 24 hours after the application is approved, whichever comes last.
